Perennial Holdings Private Limited is seeking a hands-on Asset Manager within the Investment, Asset & Development Management function for the Singapore portfolio. You will drive day-to-day asset management across assets and support value-creation initiatives with the broader team.

Reporting to the Head of IADM, the role covers asset repositioning, investment, divestment and transaction activities, working closely with tenants, operators, and external partners to maximize returns and manage risk.

Qualifications

• Bachelor’s degree in business, Real Estate, Finance, or related discipline.
• 5 to 8 years of relevant experience in real estate asset management or investing.
• Strong financial modeling and analytical skills.
• Working knowledge of the Singapore real estate market.
• Strong written and verbal communication skills.
• Experience with asset repositioning or value-creation is a plus.

Job description

This is a hands‑on asset management role within the Investment, Asset & Development Management (IADM) function for the Singapore and Regional (excluding China) portfolio. Reporting to the Head of IADM, the Manager will be responsible for driving the day‑to‑day asset management of assigned assets across the portfolio, supporting the broader team on value creation initiatives, and contributing to investment, divestment and transaction activities.

This is a unique opportunity to gain hands‑on exposure across a high‑quality, multi‑billion AUM portfolio of retail, hospitality, commercial, and mixed‑use assets, including the repositioning of flagship lifestyle and hospitality assets.

Responsibilities

Drive the day‑to‑day asset management function for assigned assets across the Singapore portfolio:

• Develop and execute asset management strategies to enhance portfolio performance, optimize asset value, and deliver sustainable long‑term returns
• Prepare annual business plans and budgets for assigned assets, with clear KPIs, value‑creation initiatives, and capex requirements
• Monitor operating and financial performance, budgeting, forecasting, variance analysis, and reporting, and track delivery against business plans and investment targets
• Partner closely with Property Management and Leasing/Marketing teams on tenant mix strategy, revenue optimization, leasing support, and capital expenditure planning
• Review tenant and trade performance; develop action plans to uplift underperforming tenancies and improve retention, renewals, and occupancy quality
• Build and maintain strong relationships with tenants, operators, and external stakeholders (brokers, consultants, partners) to support portfolio objectives
• Manage investor‑related matters for assigned assets, including updates, reporting inputs, and responses to stakeholder queries
• Analyze market and competitive dynamics to identify risks, emerging trends, and growth opportunities for the portfolio

Support the Head of IADM and senior team on the repositioning of flagship lifestyle and hospitality assets:

• Build and maintain financial models, underwriting, and sensitivity analysis to support repositioning decisions
• Track delivery against repositioning business plans, KPIs, and milestones; flag risks and variances early
• Coordinate with internal teams and third‑party operators on workstreams across the repositioning programme
• Prepare materials for management and CEO updates, with clarity, accuracy, and analytical rigour

Pillar 3 — Investments, Divestments & Transactions

Contribute to investment, divestment and transaction activities across the portfolio:

• Source and evaluate development and investment opportunities through feasibility studies, underwriting, and detailed financial modelling (cash flows, returns, sensitivities)
• Support transaction execution across acquisitions and divestments, including due diligence, deal structuring, negotiation of definitive agreements, approvals, and debt financing where relevant
• Prepare investment papers, board memos, and other transaction‑related materials
• Develop and maintain strong relationships with investment partners, consultants, brokers and financial institutions.

Requirements

The successful candidate will be analytically strong, commercially curious, and energized by working directly on assets, not from behind a spreadsheet. The role offers significant scope for development and progression for the right candidate:

• Bachelor’s degree in business, Real Estate, Finance, or a related discipline
• 5 to 8 years of relevant experience in real estate asset management, real estate investing, or related fields, with exposure to one or more of the following asset classes: retail, hospitality, commercial, mixed‑use, or business parks
• Strong financial modeling and analytical skills — able to build and maintain institutional‑quality asset and investment models, and interpret financial statements and market data
• Working knowledge of the Singapore real estate market, including key regulations, market practices, and sector dynamics
• Strong written and verbal communication skills, with the ability to prepare clear, well‑structured analysis and stakeholder communications
• Any other duties as assigned

Candidates with the following experiences will have a distinct advantage:

• Experience supporting asset repositioning, asset enhancement, or value‑creation initiatives
• Experience operating in a founder‑led or privately‑held real estate platform — comfort with informal hierarchies, fast decision‑making, and direct senior management engagement
