Job summary

Wise Insight is seeking a facilities and maintenance leader to plan, manage, and optimize our operational hard/engineering facilities and property management services in Dammam. You will drive high‑performance, productive workplaces aligned with business needs.

Responsibilities include overseeing day‑to‑day operations, supervising teams, managing contractors, ensuring regulatory compliance, budgeting, and coordinating space management for current and new locations.

Qualifications

• Bachelor's degree in a related discipline.
• 6 to 12 years of relevant experience in facilities, property, building operations, or maintenance management.
• Minimum 5 years of experience in a supervisory or managerial capacity.
• Fluency in English and Arabic is required.

Responsibilities

• Manage day-to-day operation and maintenance of facilities, properties, common areas, utilities, and workplace services.
• Lead facilities teams and oversee contractors, service providers, suppliers, and maintenance vendors.
• Ensure compliance with health, safety, environmental, fire, electrical, lift, water, waste management, and other regulatory requirements.
• Manage facility budgets and operational expenditure, investigate cost overruns, and identify cost-saving opportunities.
• Oversee facility refurbishment, renovation, construction, fit-out, and space management projects.

Job description

Role: Responsible for planning, management and leadership of operational hard/engineering facilities and property management services, to deliver effective high performance productive workplaces that meets the needs of business.

Key Responsibilities

• Manage the day-to-day operation and maintenance of facilities, properties, common areas, utilities, and workplace services.
• Conduct regular facility inspections and identify pending, incomplete, defective, unsafe, or maintenance-related works, ensuring timely resolution.
• Ensure proper operation and maintenance of critical electromechanical systems, including transformers, generators, UPS systems, chillers, HVAC, lifts, firefighting systems, and related equipment.
• Develop and maintain service standards, operating procedures, preventive maintenance systems, and facility management processes.
• Manage planned and reactive maintenance activities, including civil, electrical, mechanical, HVAC, plumbing, firefighting, and other building services.
• Ensure compliance with applicable statutory, health, safety, environmental, fire, electrical, lift, water, waste management, and other regulatory requirements.
• Manage contractors, service providers, suppliers, and maintenance vendors, ensuring quality, timely delivery, contractual compliance, and value for money.
• Source vendors, obtain and evaluate quotations, prepare comparative statements, negotiate commercial terms, and recommend suitable suppliers.
• Monitor vendor performance, work completion, staff attendance, billing, deliveries, and service quality.
• Manage facility budgets and operational expenditure, investigate cost overruns, and identify opportunities for cost savings without compromising service quality.
• Oversee facility refurbishment, renovation, construction, fit-out, and space management projects.
• Support site selection and facility setup for new locations, including coordination of fit-out and associated vendors.
• Ensure optimum utilization of facility space and maintain a safe, functional, and well-maintained physical environment.
• Establish effective complaint management and preventive action processes, including root cause analysis and timely resolution.
• Maintain accurate records, maintenance reports, MIS, operational data, complaints, inspections, vendor records, and other relevant documentation.
• Conduct regular inspections of buildings, towers, utility areas, plants, equipment, basements, and surrounding areas.
• Lead, supervise, motivate, develop, and appraise facilities and maintenance teams to ensure effective performance.
• Conduct regular team meetings to review operational activities, pending complaints, maintenance requirements, materials, and service issues.
• Liaise with clients, vendors, suppliers, local authorities, municipal authorities, and other relevant stakeholders.
• Ensure timely processing of utility bills, maintenance-related payments, collections, and other facility-related financial records where applicable.
• Monitor customer satisfaction and ensure timely resolution of facility-related concerns.
• Perform other facilities and property management responsibilities assigned by management.

Requirements

• Bachelor's degree in Facility Management, Engineering, Property Management, Business Administration, or a related discipline.
• 6 to 12 years of relevant experience in facilities, property, building operations, or maintenance management.
• Minimum 5 years of experience in a supervisory or managerial capacity.
• Strong knowledge of building operations and facilities management.
• Good understanding of electrical, mechanical, HVAC, firefighting, plumbing, civil, and other building services.
• Experience managing contractors, vendors, service contracts, and maintenance teams.
• Experience in facility inspections, preventive maintenance, statutory compliance, budgeting, and cost control.
• Fluency in English and Arabic is required.
