A leading real estate company in Qatar is currently hiring for Director - Finance who will be responsible for overseeing all financial aspects of the company, ensuring financial stability, compliance, and strategic growth of the organization.
The role oversees financial and management accounting, budgeting, forecasting, financial control and overall financial operations.
Key Responsibilities:
- Contributing towards the formulation and implementation of overall business and financial strategies and plans which enable the achievement of the company's mission and objectives.
- Developing the policies and procedures for the finance function in alignment with business requirements and best-in class standards.
- Establishing and scaling the finance function of the company and leading financial forecasting, modeling, budgeting, and long-term financial planning.
- Overseeing all accounting, treasury, tax, financial, and management reporting of the company.
- Implementing robust internal controls and risk management frameworks.
- Responsible for financial management, risk management, shareholder relations, and overseeing key agreements with developers, operators and JV partners.
- Managing financial relationships with JV partners, ensuring transparency, compliance with JV agreements, including funding commitments, profit sharing, and dividend distribution mechanisms.
- Managing equity calls and debt management (Drawdowns, Interest servicing, Repayments, and Covenant monitoring).
- Optimizing equity utilization, maintaining debt covenants and related ratios.
- Preparing and presenting financial reports to the board and Shareholders.
- Ensuring on-time preparation of IFRS/ GAAP compliant audited financial statements and group reporting to JV partners.
- Developing external relationships with appropriate contacts, e.g. auditors, bankers, and statutory organizations.
- Controlling and directing financial operations of the company, including payables, receivables, and payroll.
- Monitoring project costs, funding, and timelines and ensuring financial due diligence on contractors and suppliers.
- Monitoring capital expenditure and ensuring adherence to the approved budget.
- Evaluating and monitoring financial feasibility of assets, monitoring operator performance against financial KPIs.
- Managing intercompany transactions and transfer pricing policies.
- Identifying financial risks and implementing mitigation strategies and ensuring compliance with tax laws, regulatory filings, and corporate governance standards.
- Overseeing insurance strategies for construction and operational phases.
- Implementing ERP and financial systems to support project accounting, revenue management, accounting, and reporting.
Other Qualifications & Requirements:
Education:
Bachelor's degree in finance, Accounting, economics or Business Administration.
Master's degree and professional qualification- CPA/ CA/ ACCA/ CFA is mandatory.
Experience:
15+ Yeras of progressive financial leadership experience, with extensive exposure to large scale development, real estate, hospitality, theme park operations or corporate holding structures.
Technical & Core Skills:
Advance knowledge of IFRS/ GAAP standards, corporate finance, financial modeling and ERP systems.
Exceptional negotiation, risk management, and governance skills tailored for multi-party agreements.
