Why This Role Matters
TP is seeking a Real Estate & Facility Category Leader to lead TP's Real Estate and Facility Management (FM) categories at Group level. Reporting to the Non-IT Global Category Procurement Director, this leader will define groupwide category strategies, manage the Real Estate and FM supplier panel, and act as the Group's reference for expertise, frameworks and best practices on these categories, working closely with Real Estate and Workplace, Finance, Legal, Operations and regional procurement teams.
Real Estate and Facility Management are run at TP as a Centre of Excellence: few contracts are managed globally, while regional and site teams manage most leases and FM contracts. The leader will therefore bring frameworks, skills and market intelligence to the regions, consolidate demand where scale creates value, and ensure that category strategies, preferred supplier panels and commercial models are consistently deployed, for the benefit of both the Group and the regions, in terms of cost, service quality and supplier risk.
The leader will also take direct ownership of a limited number of strategic contracts and negotiations, such as multi-site or multi-country FM contracts and major lease renegotiations, in support of TP's site footprint strategy.
How You Will Make An Impact
- Develop and maintain the Group category strategies for Real Estate and Facility Management (e.g. leases and real estate advisory, cleaning, security, technical maintenance, soft services, energy and utilities, workplace services, fit-out and furniture), aligned with TP's corporate, financial and site footprint objectives.
- Analyze global and regional Real Estate and FM spend, the lease portfolio, contract coverage and renewal dates, demand drivers and market trends to build and deliver the category savings and cost optimization pipeline.
- Identify the spend areas where scale creates value and consolidate demand and suppliers into Group, regional or multi-country contracts.
- Track and report category performance (savings, cost avoidance, contract coverage, panel compliance) to the Non-IT Global Category Procurement Director.
- Define, build and maintain the preferred supplier panels for priority Real Estate and FM categories at Group and regional level, including selection criteria, onboarding and periodic panel reviews.
- Run supplier performance management with key suppliers: KPIs and SLAs, business reviews and continuous improvement plans.
- Manage supplier risk (financial, operational, regulatory, ESG and social compliance, particularly for labour-intensive services such as cleaning and security) in partnership with Legal and Risk.
- Monitor off-panel spend and drive the adoption of panel suppliers across regions and sites.
- Provide the regions with a common toolkit: sourcing playbooks, standard scopes of work, SLA and KPI libraries, commercial models (e.g. output-based, open-book, gain-share), contract and RFP templates, and cost benchmarks.
- Advise regional and site teams on how to structure supplier relationships and contracts for key FM services and on lease negotiations, acting as a sparring partner on their major sourcing events.
- Share market intelligence on rental markets, the FM supplier landscape, indexation and labour cost evolution, and price benchmarks.
- Build capabilities within regional procurement teams through training, a community of practice and the sharing of lessons learned.
- Lead end to end, from request for proposal to award, a limited number of strategic negotiations and tenders (e.g. multi-site or multi-country FM contracts, major lease renewals and renegotiations, real estate brokerage and advisory panels).
- Support the site footprint strategy (openings, consolidations, relocations, exits) in partnership with the Real Estate and Workplace function, with commercial analysis, Total Cost of Ownership assessments and negotiation strategies.
- Take over selected local contracts that regional teams are not in a position to manage, due to capacity or expertise, and ensure knowledge transfer where relevant.
- Apply the agreed split of roles with regional and local procurement teams: the global team sets category strategies, frameworks and Group contracts, while regional and local teams manage local contracts within these frameworks.
- Partner with Real Estate and Workplace, Finance, Legal, HR, Operations and Sustainability teams to ensure Real Estate and FM procurement is integrated into business planning and site decisions.
- Contribute to TP's ESG agenda through energy efficiency, sustainable sourcing and supplier social compliance requirements.
Your Roadmap to Success
- Complete a baseline Real Estate and FM spend and contract diagnostic across regions, including the lease portfolio, FM contract coverage, supplier fragmentation, off-panel spend and a mapping of contracts by level (Group, regional, local).
- Translate the diagnostic into a prioritized Real Estate and FM savings pipeline with confirmed initiatives, accountable owners, implementation milestones and value tracking mechanisms.
- Agree with the Non-IT Global Category Procurement Director and regional procurement leads on the split of roles and the distribution of contracts between global, regional and local levels.
- Build and maintain a lease and FM contract renewal calendar to anticipate negotiation windows.
- Set up the Centre of Excellence offering: first frameworks and guidelines (e.g. for cleaning and security contracts), standard SLA and KPI sets and contract templates.
- Establish preferred supplier panels for the priority FM categories and launch the first consolidation opportunities (multi-site or multi-country contracts).
- Lead the negotiations on the top-priority contracts and major lease renewals, in support of the site footprint plan defined with the Real Estate and Workplace function.
- Launch supplier performance and risk management routines with key suppliers, and a community of practice with regional teams.
What You Bring To The Team
- Bachelor's degree required; Master's degree in Business, Supply Chain, Real Estate, Engineering or a related field preferred. RICS or CIPS certification is a plus.
- 10+ years of procurement experience, including significant experience managing Real Estate and/or Facility Management categories in a multi-country environment.
- Proven track record of sourcing and negotiating FM contracts (hard and soft services, bundled or integrated FM models) and commercial leases.
- Sound knowledge of commercial real estate (lease structures, indexation, service charges, fit-out, brokerage) and of the FM market and supplier landscape in Europe, ideally in other regions as well.
- Experience building category strategies, supplier panels and Group frameworks, and deploying them through regional teams in a matrixed global organization.
- Strong experience building and delivering savings pipelines, Total Cost of Ownership analyses and business cases.
- Solid expertise in supplier performance and risk management, including ESG and social compliance.
- Ability to influence without direct authority and to act as a trusted advisor and coach to regional teams; excellent communication skills with senior stakeholders.
- Industry experience in outsourced services, BPO or a similar multi-site environment is strongly preferred.
- Fluent English required; additional languages are a plus. Willingness to travel.
- High integrity with an unwavering commitment to compliance, transparency, and ethical sourcing.
