Job summary

IWG plc is seeking a senior leader to oversee global facilities procurement for hard services, capital projects, and commercial governance across the portfolio.

You will drive contract strategy, manage supplier performance, and lead regional teams to deliver cost efficiency, quality, and compliant operations.

This role reports to the head of Global FM and offers global impact in a fast-paced environment with opportunities to shape maintenance standards and refurbishment programs.

Qualifications

• Degree in Engineering, Facilities Management, or related field.
• Experience in Facilities Management, Commercial, Hard Services management.
• Proven experience managing global suppliers and complex contracts.
• Experience with refurbishment / CAPEX governance.
• Certifications in CIPS or IACCM are desirable.

Responsibilities

• Define and implement global FM strategy for hard services and refurbishment.
• Oversee HVAC, electrical, life safety systems performance.
• Lead global contract lifecycle management and supplier negotiations.
• Manage KPI/SLA delivery and strategic sourcing.

Manager – Global Facilities Procurement (Hard Services, Projects & Commercial)

Job Purpose

We are seeking an experienced leader to oversee hard services procurement, supplier commercial governance, and capital project oversight to ensure safe, efficient, and future‑ready workplaces.

This role ensures safe, reliable, and cost‑effective building operations while driving value through optimized contracts, high‑performing vendors, and strategic capital investments across the global portfolio.

Key Responsibilities

• Define and implement a global FM strategy covering hard services, vendor governance, and refurbishment programs
• Oversee performance of critical building systems (HVAC, electrical, mechanical, life safety) ensuring reliability and compliance
• Lead global contract lifecycle management, including supplier negotiations and commercial optimization
• Manage strategic relationships with providers and technical suppliers, ensuring KPI and SLA delivery
• Refurbishment, budgeting process & ROI
• Drive cost efficiency across OPEX and CAPEX while enhancing asset performance and lifecycle planning
• Ensure compliance with regulatory, drive standardization of technical specifications globally
• Define global refurbishment programs processes and efficiency (renovations & MEP upgrades (HVAC, electrical etc…)
• Ensure refurbishments align with maintenance strategies & asset lifecycle planning, track ROI and lifecycle cost impact
• Standardized operating models, KPIs, SLAs, and technical standards across all regions.
• Drive continuous improvement, operational excellence, and cost optimization across the portfolio.

Contract & Commercial Leadership

• Own global FM and technical services contracts across the full lifecycle (tendering, negotiation, execution, renewal).
• Establish and maintain contractual frameworks, templates, and KPIs aligned with business objectives.
• Act as the primary interface between business, and legal, ensuring contracts are commercially sound and risk balanced.
• Drive cost efficiency and value creation through supplier negotiations and contract optimization.
• Maintain a central repository of contracts for audit, reporting, and retrieval purposes.

Vendor & Supplier Performance Management

• Lead global supplier governance for FM and technical services providers.
• Monitor and enforce KPIs, SLAs, and contractual commitments.
• Conduct regular performance reviews and implement corrective and improvement plans.
• Manage supplier relationships, renewals, and strategic sourcing initiatives.

Mechanical & Electrical (M&E) Contract Management

• Oversee M&E contracts including HVAC, electrical, and life safety systems
• Ensure compliance with statutory standards globally (e.g. SFG20, TM44)
• Define clear scope and service levels
• Monitor PPM, reactive works, and compliance inspections
• Drive cost optimization and performance improvements

Refurbishment & Capital Projects (CAPEX)

• Define project delivery frameworks, contracting strategies, and approval processes
• Integrate refurbishment programs with asset lifecycle and maintenance strategies.

Risk, Compliance & Safety

• Ensure compliance with global regulatory requirements, HSE standards, and internal policies.
• Implement governance frameworks to manage operational and contractual risks.
• Conduct audits, risk assessments, and compliance reviews across regions.

Required Qualifications, Experience, Behaviours

• Degree in Engineering, Facilities Management, or related field
• Experience in Facilities Management, Commercial, Hard Services management
• Proven experience managing global suppliers and complex contracts
• Experience with refurbishment / CAPEX program governance
• Professional certifications (desirable): CIPS, IACCM
• Proven experience in global or multi-regional facilities management
• Strong expertise in hard services, vendor management, and contract governance
• Commercially driven, with strong negotiation skills
• Excellent stakeholder management and leadership capabilities, with the ability to influence in a matrix environment
