Job summary

Polarisdevelopment is seeking a Chief Accountant to lead full-scope accounting and tax activities for real estate development projects in Warsaw. You will manage escrow accounts, developer fund settlements, and liquidity, while delivering accurate financial statements and cash-flow forecasts.

Ideal candidates have at least 5 years in a Chief Accountant role, deep knowledge of tax regulations, and strong Excel skills to support budgeting and management reporting.

Qualifications

• 5+ years of experience in a Chief Accountant or independent accounting role.
• Experience with real estate development, escrow accounts, and the Developer Guarantee Fund (DFG) is mandatory.
• Fluent knowledge of tax regulations and the Accounting Act.
• Strong proficiency in MS Excel for reporting and cash-flow forecasts.
• Highly developed analytical skills and ability to draw conclusions from numbers.

Responsibilities

• Full-scope accounting and taxes, closing periods, financial statements, and tax settlements (VAT, CIT).
• Accounting for real estate development projects, tracking costs and revenues by project, processing buyer payments, managing escrows, and settlements with the DFG.
• Liquidity management: monitoring accounts receivable/payable, credit facilities, and loan management.
• Financial projections in Excel: cash flow forecasts (13-week and 12-month horizons) and margin estimates.
• Management reporting: monthly performance reports with commentary, variance analysis, and risk flags.
• Collaboration with sales, engineers, banks, and auditors; organizing accounting department workflows.

• Full-scope accounting and taxes: Maintaining accounting records, closing accounting periods, preparing financial statements, and ensuring timely tax settlements (VAT, CIT).
• Accounting for real estate development projects: Tracking costs and revenues by project, processing buyer payments, managing escrow accounts, and handling settlements with the Developer Guarantee Fund (DFG).
• Liquidity management: Monitoring accounts receivable and payable, managing credit facilities and loans, and preparing payment batches.
• Financial projections (Excel): Creating and updating cash flow forecasts (13-week and 12-month horizons), as well as estimating margins and final project outcomes.
• Management reporting: Monthly reporting on company performance with expert commentary, analyzing budget variances, and flagging potential risks.
• Collaboration and coordination: Working with the sales department, engineers, banks, and auditors, as well as organizing the workflow of the accounting department.
