Zameen Developments in Lahore seeks an experienced MEP Quantity Surveyor to lead take-offs, cost estimation, tendering, and commercial management on high-rise projects.
You will review architectural and MEP drawings, prepare BOQs and budgets, and monitor expenditures against contracts. Proficiency in Excel, AutoCAD, CostX, and related tools is essential. A 3–7 year track record in high-rise MEP roles is preferred.
Prepare detailed quantity take-offs for Mechanical, Electrical, Plumbing, and Fire Fighting systems.
Review architectural, structural, and MEP drawings to identify project requirements.
Prepare cost estimates, BOQs, and tender documents for high-rise projects.
Calculate material, labor, equipment, and installation costs.
Analyze drawings and specifications to identify discrepancies and missing information.
Prepare project cost plans and MEP budgets.
Monitor actual project costs against approved budgets.
Identify potential cost overruns and recommend corrective actions.
Prepare cost reports and financial forecasts for management.
Maintain accurate records of project expenditures and commitments.
Prepare tender packages and request quotations from subcontractors and suppliers.
Analyze and compare quotations technically and commercially.
Assist in the selection and appointment of MEP subcontractors.
Prepare bid comparison statements and recommendations.
Support procurement activities to ensure materials are purchased within budget and project timelines.
Identify variations arising from design changes, site conditions, or client requirements.
Prepare variation orders and cost proposals.
Evaluate subcontractor variation claims and payment requests.
Assist in preparing and reviewing extension of time and cost claims where applicable.
Maintain proper documentation for all commercial changes.
Measure completed MEP works at site.
Prepare interim payment certificates and final accounts.
Review subcontractor invoices and verify quantities and completed work.
Coordinate with site engineers and project managers for work progress verification.
Ensure payments are aligned with contract terms and project progress.
Review MEP contracts, BOQs, specifications, and commercial terms.
Ensure compliance with contractual obligations.
Maintain records of correspondence, variations, claims, and payment certificates.
Assist the Commercial Manager in resolving contractual and commercial issues.
Coordinate with MEP Engineers, Project Engineers, Consultants, Contractors, and Procurement teams.
Attend project and commercial meetings when required.
Prepare weekly and monthly cost and progress reports.
Provide commercial advice to the project management team.
