Position Overview
As Deputy Manager – Procurement, you will lead the strategic sourcing and material acquisition operations that turn architectural blueprints into luxury realities. In bespoke construction, material integrity is paramount; you will manage end-to-end procurement cycles—ranging from structural supplies to rare, imported interior finishes.
Working on-site and in close synergy with project directors, site engineers, leading design partners, and finance teams, you will establish a resilient, quality‑obsessed supply chain that honors project timelines, budget envelopes, and architectural integrity.
Key Responsibilities
Strategic Sourcing & Category Management
- Oversee end-to-end sourcing for civil, structural, MEP, and luxury architectural finishes (imported marble, bespoke joinery, specialized glazing, premium sanitary fittings).
- Build and maintain an elite network of verified national and international vendors, subcontractors, and artisan fabricators.
- Evaluate supplier capabilities rigorously against architectural specifications, sample standards, and technical durability metrics.
Commercial Negotiation & Contract Administration
- Draft, negotiate, and execute comprehensive Purchase Orders (POs) and vendor contracts with favorable credit terms, delivery SLAs, and warranty guarantees.
- Conduct regular market cost analyses, value engineering assessments, and benchmark pricing exercises to maximize capital efficiency without compromising finish quality.
- Mitigate commercial and supply chain risks, enforcing strict adherence to contractual terms and compliance standards.
Cross-Functional Coordination & Site Alignment
- Partner daily with Project Managers, Site Supervisors, and Consulting Architects to translate Material Take-Offs (MTOs) and specifications into timely procurement schedules.
- Coordinate lead times and synchronized logistics to prevent on‑site operational bottlenecks or inventory overages across multiple active projects.
- Resolve material non‑conformance, damages, or discrepancies promptly alongside quality assurance teams.
Operational Governance & Reporting
- Maintain accurate, audit‑ready procurement records, status dashboards, and commitment registers.
- Optimize material tracking and stock visibility across site storage facilities to minimize wastage and leakage.
- Continually refine standard operating procedures (SOPs) for procurement, approvals, vendor scorecards, and payment certification.
Qualifications & Experience
- Education: Bachelor’s degree in Supply Chain Management, Civil Engineering, Construction Management, or Business Administration. Professional certifications (e.g., CIPS, CSCP) are strongly preferred.
- Experience: 4–7+ years of progressive procurement experience, with substantial direct exposure to construction, luxury residential developments, or civil contracting.
- Technical Sourcing Expertise: Deep technical familiarity with construction workflows, structural materials, finishes, MEP components, and high‑end architectural specifications.
- Commercial Acumen: Demonstrated track record of leading competitive bidding, complex contract negotiations, and multi‑vendor value engineering.
- Communication & Coordination: Polished interpersonal and negotiation skills, capable of bridging technical conversations with architects and tough negotiations with wholesale suppliers.
- Drive & Resilience: Agility to thrive on‑site, manage shifting priorities across simultaneous luxury villa builds, and meet aggressive handover targets.
Experience: 4+ years in construction, civil, or luxury residential procurement
