Sphere Rocket VA US is seeking an energetic Real Estate ISA to perform high-volume outbound calling and lead qualification for distressed property opportunities. You will pull targeted lists, skip-trace prospects, and record interactions in a compliant CRM environment.

You will manage multi-channel outreach, schedule confirmed appointments, and track KPIs to drive consistent pipeline growth. A strong English communicator with reliable tech setup is essential for remote collaboration.

Qualifications

• Minimum 2+ years of high-volume outbound cold calling in real estate or similar fields.
• Solid understanding of real estate investing, wholesaling, seller financing, and SubTo structures.
• Hands-on experience with PropStream and GoHighLevel for list building, dialing, and automation.
• Strong knowledge of U.S. DNC, TCPA, and SMS marketing regulations.
• Clear, professional English communication and reliable tech setup for remote work.

Responsibilities

• High-Volume Outbound Calling: Execute 300+ dials daily targeting expired listings, FSBOs, absentee owners, pre-foreclosures, probate, and distressed property owners; identify candidates open to creative financing (SubTo, seller financing)
• Lead Qualification & Appointment Setting: Qualify seller motivation, timelines, price expectations, and decision-makers; schedule confirmed appointments directly on the agent's calendar and nurture long-term leads
• Data Mining & CRM Administration: Pull, filter, and skip trace targeted lead lists using PropStream; record calls, notes, and pipeline statuses in GoHighLevel (GHL) while maintaining strict DNC and TCPA compliance
• Multi-Touch Outreach & Social Media: Run SMS, email, and social media outreach; create and schedule 5-10 weekly social media posts (listings, market updates, creative financing) and engage with target investor groups
• KPI Tracking & Reporting: Meet strict performance benchmarks (15 qualified appointments/week, 70% show rate) and maintain same-day CRM tracking across an 80/20 calling-to-marketing split

Required Experience & Proficiency

• Real Estate ISA & Cold Calling: Minimum 2+ years of high-volume outbound cold calling, telemarketing, or real estate ISA experience handling expireds, FSBOs, and distressed properties (Required)
• Creative Financing Knowledge: Solid understanding of real estate investing, wholesaling, seller financing, and subject-to (SubTo) structures (Required)
• PropStream & GoHighLevel (GHL): Hands-on experience pulling and skip-tracing lists in PropStream and utilizing GHL power dialers, SMS pipelines, and automated workflows (Required)
• Compliance Awareness: Strong operational knowledge of U.S. DNC, TCPA, and SMS marketing regulations
• Communication & Technical Setup: Clear, confident phone voice in English; equipped with a noise-canceling headset, quiet workspace, high-speed internet, and power/connectivity backups
• Creative Tools: Basic skill in Canva or CapCut for social media asset creation is a plus
