Our client is looking for a dedicated candidate to take ownership of work order management, preventive maintenance, vendor coordination, compliance, and customer service, helping to maintain high-quality facilities that meet regulatory standards and delight tenants. You’ll work closely with contractors, internal teams, and tenants to schedule, monitor, and deliver maintenance solutions, while continuously seeking ways to improve processes and asset performance.
Monday - Friday, 8:00 AM - 5:00 PM Sydney Time, with 1 hour unpaid break (40 work hours per week)
Receive, triage, prioritize, and schedule reactive and planned maintenance requests in line with SLAs while ensuring complete audit documentation.
Engage approved contractors, obtain quotes, negotiate pricing, and ensure compliance with licenses, insurances, and WHS documentation.
Implement and monitor PPM schedules for statutory maintenance including fire safety, electrical, gas, water systems, and lifts.
Ensure all maintenance activities comply with state legislation, Australian Standards, WHS requirements, and organizational policies.
Perform quality checks on completed works, support internal audits, and track SLA and KPI performance metrics.
Assist with cost control, expenditure compliance under Delegations of Authority, and operational maintenance reporting.
Provide clear, timely communication to tenants and teams, supporting vulnerable individuals and managing urgent repairs with discretion.
Experience in property, maintenance coordination, facilities, or asset management.
Strong understanding of WHS legislation, contractor safety, statutory maintenance, and risk escalation.
Proficiency in asset/maintenance management systems (e.g., work order platforms), Microsoft 365, and Outlook.
Excellent written documentation and compliance recordkeeping skills.
Strong organizational, time-management, and customer service skills.
Preferred: Knowledge of relevant Australian Standards (e.g., AS 1851, AS/NZS 3000, AS/NZS 3666) and National Construction Code (NCC).
Preferred: Experience with NDIS, SDA, community housing, or other regulated housing sectors.
