Job Description

The Senior Facilities Manager is responsible for managing multiple aspects of the planning, design, budget, renovation, and installation processes for the Project Management unit in Facilities Management.

DUTIES & RESPONSIBILITIES

PLANNING AND DEVELOPMENT

• Implements all provisions of Manual of Design guidelines and standards in coordination with Cinema Operations and other departments involved in Cinema branch development and operations.
• Engages SMEDD and Consultants to implement all approved Cinema Design Guidelines and standards during plan development.
• Reviews initial blocking plans with Cinema Management Committee and finalize with SMEDD
• Estimates Project Cost and process project budget approval with Project Development head.
• Review and evaluates SMEDD’s initial Construction drawings. Prepare a summary of inputs and noted deviations from Cinema standards and submit to SMEDD for finalization of construction plan.
• Implements and periodically reviews with Project Management Head all pre-operation checklists for Cinema operations and other business units involved to ensure all furniture, fixtures, equipment and other necessary consumables requirements to operate will be purchased
• Supports SM Fixed Asset System (FAS) to strategize procurement of project related requirements.
• Evaluates all existing inventory of available equipment, furniture and fixtures that can be reused for Redevelopment projects.
• Conducts coordination meetings with SMEDD construction group prior to start of construction to discuss budget, timelines and quality checking procedures.
• Implements a project costing database created by Project Management Head as reference for future projects.
• Implements project documentation system from planning, pre-construction, construction and post construction stage of the project.
• Develops and periodically reviews with Project Management Head project update reporting system

CONSTRUCTION MANAGEMENT

• Prepares in coordination with SMEDD and Cinema Project Development a project timetable that will reflect Cinema short- and long-term Project development plan for approval of Cinema Management.
• Prepares a specific construction and pre-operating activities timetable in coordination with all departments involve. A steering committee meeting will be initiated for each project.
• Conducts periodic inspection to all construction site to appraise project status and quality issues. Summarize all noted deviations and non-compliance and submit to SMEDD construction for proper action.
• Develops site inspection checklists and construction issues tracking report for effective monitoring and reporting.
• Supports all SMEDD construction site coordination meeting as much as possible to efficiently communicate requirements and issues that needs immediate actions.
• Witnesses all SMEDD scheduled Testing and commissioning activities.

HANDOVER

• Implements a handover checklist for proper turnover to Facilities Management unit and Cinema operations.
• Creates a documentation system for Facilities and Cinema operation’s reference regarding detailed Facilities specifications and installations.
• Creates a formal handover document for Facilities and Cinema operation’s acceptance.

EXPERIENCE & EDUCATIONAL REQUIREMENTS

• With at least 5 years of managerial experience related to Facilities Management
• Graduate of Bachelor's degree preferably in Architecture or Engineering
• Licensed Architect or Engineer
• Required skills: MS Office applications, construction drawing analysis, organizational skills, basic project management skills, communication and leadership skills

WORK LOCATION

• Candidates must be willing to be deployed at the Head Office - MOA Square, Pasay City.
