Lgosoft Corporation in the Philippines seeks a Senior Finance to lead property accounting, NOI optimization, and financial reporting across the portfolio. You will build models, forecast budgets, and guide due diligence for acquisitions or refinancing while coordinating with property managers and lenders.

Qualifications

• Build financial models, forecasting models, and annual budgets to track and optimize Net Operating Income (NOI), cash flow, and overall property performance.
• Analyze prospective tenant leases, including the calculation of IRR and NPV, and evaluate TI packages, lease incentives, and other financial considerations.
• Deliver monthly variance reports and financial analysis to explain performance gaps between budgeted and actual property metrics and recommend corrective actions.
• Supervise property accounting processes, including tenant billing, accounts receivable collections, and CAM reconciliations.
• Monitor property-level cash flow, manage vendor payments, and ensure compliance with loan covenants and debt reporting.
• Prepare timely monthly, quarterly, and year-end financial statements in accordance with accounting standards and company policies.
• Manage external audits, tax filings, property tax assessments, and regulatory requirements.
• Assist with financial due diligence for property acquisitions, dispositions, refinancing, and financing restructuring.
• Evaluate property-level financial performance, including revenue, operating expenses, occupancy, and NOI trends, and provide actionable insights to management.
• Partner with property management, leasing, operations, and senior management to ensure accurate financial reporting and budgeting.
• Review and improve accounting processes, internal controls, and financial reporting procedures.
• Prepare financial presentations, management reports, and supporting schedules for senior management, lenders, investors, and stakeholders.
• Support annual operating and capital expenditure budgets and periodic reforecasting based on performance.
• Reconcile balance sheet accounts, investigate variances, and resolve outstanding items.
• Monitor accounts payable/receivable, tenant deposits, accruals, prepaid expenses, and other property balances.
• Coordinate with auditors, tax advisors, lenders, property managers, and external stakeholders for timely financial/compliance completion.
• Identify opportunities for process improvement, automation, and stronger financial controls across property accounting and reporting.
• Provide financial analysis and recommendations to support leasing decisions, property investments, and financing activities.
