Job summary

SM CITY LA UNION in the Philippines seeks a Senior Leasing Manager to develop and implement leasing strategies, maximize mall occupancy, optimize tenant mix, and grow rental revenue while ensuring tenant satisfaction.

You will oversee leasing operations, tenant acquisition, lease negotiations, business development initiatives, and long-term tenancy planning aligned with the mall's financial and strategic objectives.

Qualifications

• Bachelor's degree in Business Administration, Marketing, Management, Real Estate Management, Finance, or related business fields.
• Minimum of 5 years experience in Leasing, Real Estate, Retail Operations, Business Development, Sales/Marketing, or Fashion/Retail Brands.
• Technical competencies in leasing and contract management, lease negotiation, tenant sourcing, retail market analysis, financial and budget management, systems knowledge, and credit/collection processes.
• Core competencies in strategic thinking, business acumen, leadership, negotiation, client relationship management, communication, problem-solving, and stakeholder management.
• Master's degree is an advantage.
• Experience handling international or high-end retail brands and knowledge of Philippine Civil Code and real estate laws preferred.

Responsibilities

• Develop and implement leasing strategies to achieve occupancy and revenue targets.
• Identify and secure prospective tenants and new concepts.
• Create policies, procedures, and action plans to improve occupancy and leasing performance.
• Build and maintain relationships with retailers, brands, brokers, and partners.
• Assess market trends and consumer behavior to recommend ideal tenant mix.
• Source and introduce new retail, dining, entertainment, and service concepts.
• Lead lease negotiations and contract renewals.
• Review lease agreements and ensure compliance with policies and legal requirements.
• Drive rental income growth and occupancy levels.
• Maintain strong relationships with existing and prospective tenants.
