Job summary

Pro-Excel Property Managers, Inc. seeks a skilled System and Equipment Maintenance and Project Manager to oversee the annual maintenance program for a mall facility, ensuring all electrical and mechanical systems operate reliably.

You will read drawings, supervise repairs, and coordinate with departments to meet schedules, while maintaining safety and efficiency across utilities, lighting, and power systems.

Qualifications

• Develops annual maintenance, repair, and special projects work program.
• Oversees installation, maintenance, repair, and project implementation of all machinery/equipment.
• Reads and interprets mechanical and electrical drawings and diagrams to ensure standards.
• Ensures continuous operation of all machinery, equipment, utilities, and devices.
• Oversees proposed, ongoing, and completed maintenance and repair works and projects.
• Maintains power station with regular preventive maintenance including lighting and auxiliary systems.
• Monitors work schedule progress and annual work program of equipment and room temperature.

Responsibilities

• Supervises and coordinates the activities of the maintenance team.
• Establishes methods to meet work schedules and coordinates with other departments.
• Resolves team issues and recommends measures to improve productivity.
• Implements ENERCON program and supervises staff hires and training.
• Prepares and submits projection plans for ENERCON and related permits.
• Verifies and signs work permits for tenants and contractors.

Job description

1. System and Equipment Maintenance andProject Management

• Develops comprehensiveannual maintenance, repair, and special projects work program. Oversees theinstallation, maintenance, repair, and project implementation on allmachineries, equipment, utilities, and devices of the whole mall facility forboth electrical and / or mechanical system.
• Reads and interpretsmechanical and / or electrical drawings, blueprints, and schematic diagramsand ensures that everything is according to both Plant and mall/ buildingstandards.
• Must be able to ensure andmaintain all continuous normal operation of all machineries, equipment,utilities, and devices of the whole plant facility by assuring that thedeveloped maintenance program is executed according to plan
• Oversees and approves allproposed, ongoing, and accomplished maintenance and repair works, and specialprojects
• Must be able to ensure andmaintain the power station with regular annual preventive including lighting& auxiliary.
• Regularly monitoring thedeclared work schedule progress and annual work program of all equipment’sand monitoring the operation of room temperature.
• Reviews, studies and convey innovative Ideas for different researchinvolving various equipment
• Investigates electrical failures. Inspects and tests installedelectrical / mechanical equipment and apparatus to locate electrical faultsand checks their operation, using volt meters, ammeters and other electricaltest instruments and equipment.
• Facilitates electricalupgrading / provision, telephone, FDAS and POS provision.

2.Team Management

• Supervises, coordinates,and schedules the activities of the whole team
• Establishes methods to meetwork schedules and coordinates work activities with other department.
• Resolves team work problemsand recommends work measures to improve productivity.
• Implements proper teamcoordination
• Implements / monitorsapproved ENERCON program
• Hires, trains, andsupervises staff.

3. Administrative Management and Coordination

• Must be able to maintainall activities and preventive work program schedule also the propercoordination to other department prepares and submit the projection plan forENERCON.
• Conduct weekly meeting todiscuss all schedules and open to mention of technical problem to otherdepartment.
• Coordinate properly anddiscuss according to safety standard and maintain zero accident.
• Ability to facilitate briefing & training of new hired employees.
• Verification and signing of work permit for tenants and mallcontractors
• Monitors,records, and system entry for the utility consumption of tenant for water andgas.
• Providesupporting documents for permits and clearances to the permitting officer forcompliance for LGU, Government, and other agencies requirement.
