Job summary

DoubleDragon Properties Corp. is seeking a Facilities Manager to oversee preventive maintenance across building and equipment, ensuring optimal operation and compliance.

You will supervise technicians, coordinate with Area Manager and Technical Services Head, manage tenant fit-outs, and ensure safe, compliant building operations in line with DENR/LLDA requirements.

Qualifications

• Bachelor’s/College Degree in Electrical and/or Mechanical Engineering
• Professional License is required
• At least one year of work experience
• Experience in electrical and mechanical maintenance and/or construction works in supervisory capacity preferred
• Preference for building property or mall experience
• Background in HVAC, Plumbing, Fire Protection Systems and related equipment

Responsibilities

• Oversee implementation of preventive maintenance programs for building/equipment
• Ensure all equipment and facilities are in excellent working condition through regular inspections; implement preventive and corrective maintenance
• Perform preventive and reactive maintenance and repairs to mechanical, plumbing, electrical, civil and life-support equipment
• Supervise multi-skilled technicians and provide performance assessments to Area Manager and Technical Services Head
• Monitor tenant fit-out and renovations and ensure design/construction guidelines are followed; provide status reports
• Monitor and follow-up on Purchase Requisitions; provide updates to Area Manager
• Respond to tenants/customers promptly with assessments and action recommendations to Area Manager
• Oversee third-party contractors for repairs
• Ensure timely submission of management reports and compliance documents
• Assist in coordinating renewals of permits/licenses as required by LGU/authorities
• Carry out other tasks as assigned by General Manager and Technical Services Head
• May serve as Pollution Control Officer in lieu of Area Manager
• Ensure compliance with environmental rules and Environmental Compliance Certificate requirements
• Prepare and submit Compliance Monitoring Report and Self-Monitoring Report as required by DENR/LLDA
• Ensure effluent wastewater compliance with DENR/LLDA parameters
• Ensure Sewage Treatment Plant equipment is in top condition and maintenance is followed
• Ensure all Sewage Treatment Plant equipment undergoes regular preventive maintenance

Job description

Duties and Responsibilities:

• Oversee implementation of effective and consistent building/equipment preventive maintenance programs
• Ensure that all equipment and facilities are in excellent working condition by conducting a regular inspection Implement preventive maintenance and undertake corrective maintenance
• Perform maintenance (Preventive and Reactive) and repairs to the mechanical, pumbing, structural, electrical, civil and life support equipments
• Supervise, assess and evaluate performance of multi-skilled technicians (MST) periodically or as needed and give recommendation to the Area Manager and Technical Services Head
• Monitor tenant’s fit-out and tenant renovation works and ensure that all design and construction guidelines are strictly followed. Provide renovation status reports to the Area Manager
• Ensure all Purchase Requisition and other request is closely monitored and with consistent follow-ups. To provide update and status to Area Manager
• Expeditiously response to tenants and customer calls, give assessment and recommendations to any concerns, and to update the Area Manager for proper course of actions
• Oversee, supervise and facilitate activities for third party contractors for any repairs needed in the building
• To ensure that all needed reports required by the management and/or Technical Services Head is strictly complied and submitted on time
• Assist the Area Manager in coordinating, securing renewals of permits and licenses as required by LGU and other Government Agencies
• To perform other tasks that may be assigned by the General Manager and Technical Services Head
• May be assigned as a Pollution Control Officer (PCO) in lieu of the Area Manager.
• Ensure compliance with the requirements and their respective implementing rules and regulations and other pertinent rules and regulations. Monitor compliance to the requirements specifies in the Environmental Compliance Certificate
• Prepare and submit timely of the Compliance Monitoring Report (CMR) and quarterly Self-Monitoring Report (SMR) as required by the DENR/LLDA
• Ensure that the building effluent or wastewater adhere to the passing parameters set by the DENR/LLDA
• Ensure that the building sewage treatment plant equipment and others are in a top condition. Monitor and ensure that the process for effluent process is strictly followed
• Ensure that all equipment’s of the Sewage Treatment Plant are in excellent working condition which undergoes regular Preventive Maintenance.

QUALIFICATIONS:

• Bachelor’s/College Degree inElectrical and/or Mechanical Engineering
• Professional License is required
• At least one year of work experience
• Relevant work experience in electrical and mechanical maintenance and/or construction works in a supervisory capacity is preferred
• Preferably has worked in a building property or mall
• Preferably with background in HVAC Systems, Plumbing Systems, Fire Protection Systems, and other related equipment
