• Responds to tenant needs, ensuring administrative and building staff resolve problems promptly.
• Ensures services comply with policies, procedures, regulations, and contractual obligations and standards.
• Schedules periodic property inspections and approves alterations, maintenance, and reconditioning as necessary.
• Bids, secures, and administers service agreements with vendors to achieve best value.
• Coordinates tenant move-ins/outs and walkthroughs with tenants and improvement department.
• Acts as primary contact with property owners as Owner Representative and prepares reports.
• Develops and controls annual operating and capital expense budgets; forecasts plans and explains variances.
• Establishes facility preparation, assessments, and recovery strategies for business continuity.
