Job summary

OPTIMAL PH is seeking a proactive Property Manager to oversee a 32-unit residential portfolio and coordinate maintenance across properties. You will manage move-ins/outs, leasing, renewals, and tenant relations while coordinating with vendors and the commercial team as needed.

The role requires hands-on leasing and maintenance coordination, strong organization, and independent work. Weekdays with 8:00 AM – 5:00 PM EST alignment is expected where applicable.

Qualifications

• 2+ years of experience in property management or maintenance coordination.
• Hands-on experience with leasing, tenant relations, and unit turns.
• Proficiency with AppFolio or similar property management software.
• Experience using Microsoft Word, Excel, and Asana (or similar).
• Strong organizational and communication skills; capable of multitasking and independent work.

Responsibilities

• Oversee day-to-day operations of a 32-unit residential portfolio.
• Coordinate move-ins, move-outs, and unit turnovers.
• Manage vacancy postings, leasing coordination, and applicant screening.
• Handle lease renewals and rent increases.
• Act as the primary point of contact for tenant concerns and requests.
• Coordinate maintenance work orders, vendor scheduling, and follow-ups.
• Obtain vendor bids and assist with project coordination.
• Provide support to the commercial property management team as needed.
