Duties and Responsibilities
Project & Contract Management
  • Contract Administration: Review the Construction Contract between Owner and Main Contractor and manage the project in accordance with clauses and sub-clauses of the main contract, Scope of Works (SoW), and Terms of Reference issued by the Client.

  • Scope Management: As necessary, review any potential scope creeps that may affect the cost and time value of the project.

  • Project Delivery: Manage the Time, Quality, and Budget of the project, including awareness of cost implications of potential and/or approved change orders.

  • Stakeholder Coordination: Anticipate and resolve any seen risks or unresolved issues of the project in a timely manner with project stakeholders.

  • Meeting Leadership: Lead Project Meetings and any breakout meetings required for the project every working week.

  • Documentation: Ensure all project-related files are available in the PjM Team SharePoint Project File Folder.

Design, Technical Review & Quality Assurance
  • Design Compliance: Review Approved Designs or issued For Construction Drawings (A&E - Architectural and Engineering Drawings) and inspect compliance of “the Works” by the General Contractor or Sub-Contractor.

  • Site Instructions: Issue any instructions needed to the General Contractor or Sub-Contractor, subject to the awareness and/or approval of the HOD or the Client.

  • Testing & Commissioning: Review all testing and commissioning methods for endorsement to design consultants or building engineers and inspectors.

Financial & Change Management
  • Change Order Process: Review, discuss, and agree with the Client on any Project Manager’s Instructions (PMI), Site Instructions (SI), and Confirmation of Verbal Instructions (CVI) that may result in scope changes and/or change orders.

  • Claims Management: Review, discuss, and obtain approval for any Change Order Claims; manage the overall Change Order Process of the project.

  • Financial Oversight: Manage the financial aspects of the project in respect to awarded cost in the Bill of Quantities, limits of change order, change order management, and overruns.

  • Payment Recommendations: Evaluate, review, and circulate payment recommendations to the Client for contractor’s progress billings and change order claims.

Project Close-out
  • Handover Process: Ensure the implementation of the handover process (including warranties, as-built plans, commissioning certificates, taking-over certificates, close-out report, final account, etc.) in respect to the Colliers Procedural Checklist - Project Close-out.

  • Reporting: Conduct a Project Close-out Report and Lessons Learned Report at the end of the project.

Leadership, Ethics & Safety
  • EHS Stewardship: Provide Leadership Stewardship on project Environmental Health and Safety (EHS) for a safe delivery of the project.

  • Business Ethics: Act within the Colliers Business Ethics at all times.
