Job summary

Sungrow Renewables Development Co., Ltd is seeking a capable professional to support land acquisition activities for development projects. The role involves planning and implementing LA strategies, analyzing data, preparing reports, and coordinating with project teams and senior management.

You will assist in acquiring land-use rights and rights of way, review land documents, coordinate regulatory submissions, and help secure timely project milestones.

Qualifications

• Assist with land acquisition activities for development projects.
• Analyze and prepare data, status progress, issues, solutions and recommendations for the Project Team and Senior Management as needed.
• Prepare reports and contribute information during planning, meetings, and coordination sessions with the Project Team.
• Support land budgets and monitor land-related expenditures for assigned projects.

Responsibilities

• Assist the Land & ROW Manager in acquiring project sites, including land-use rights and rights of way across private and public lands.
• Review land-related documents (titles, tax declarations, patents) and coordinate with Regulatory and Permitting for permits, clearances, and licenses.
• Coordinate with agencies (DAR, DENR, LGUs) to obtain favorable terms and prepare schedules for milestone completion.
• Secure long-term land rights with proper registers of deeds and annotate lease-hold rights as needed.
• Identify and manage outreach with property owners and liaise with external land acquisition teams (brokers, consultants).
• Review title issues and resolve due diligence findings prior to acquisition.
• Perform other tasks assigned by the Line Manager.

Job description

1.To assist the LA & Row Manager for the land acquisition activities of assigned development project which would include the following:

• Plans, strategize, implements LA activities and monitor progress.
• Analyze, interpret, and present data, status progress, issues, solutions, and strategies to Project Team and to other Departments including the Senior Management if necessary.
• Prepares report, discuss and contribute information and recommendations during planning, strategic meetings, update and coordination sessions with Project Team
• In preparation of the land budgets of assigned development projects for discussion, submission, implementation, and monitoring of land related expenditures.
• To conduct due diligence activities related to land acquisition, including environmental assessment, title trace back and surveys and coordinate with BD team and management.

2.To assist the Land & ROW Manager in the acquisition of projects sites including acquisition of land use rights, road right of way, transmission right of way over private and public lands including following tasks:

• In preparation for the approval of frameworks and policies for the acquisition of rights over land.
• To review and due diligence of available of land related documents (i.e., titles, tax declaration, patents)
• In coordination with Regulatory and Permitting in preparation and submission with regulatory agencies and institutions for the acquisition of permits, clearances, and licenses (i.e., DAR, DENR, LGU’s) related to land including the negotiation and discussion with such agencies to acquire the best possible terms beneficial for a project.
• Creates schedules for project milestone completion of certain tasks and related.
• In securing long-term rights over land with the annotation of lease-hold rights or such land rights with the proper register of deeds

3.To assist the Land & ROW Manager in ensuring completeness of all land rights documents.

4.To assist the Land & Row Manager in identifying and conduct outreach and establish relationships with a targeted list of property owners provided by the Acquisition and Development Teams.

5.To assist the Land & Row Manager to Identify and manage outside land acquisition teams (brokers, consultants, etc.) throughout land campaigns to successfully secure targeted properties on the desired schedule and budget.

6.To assist in review of underlying issues on title and resolution of issues during due diligence or prior to acquisition.

7.Perform other tasks that may be assigned by the Line Manager.
