Qualifications

  • Bachelor's degree in Real Estate Management, Business Administration, Legal Management, Civil Engineering, Geodetic Engineering, Agribusiness, or related field.
  • 1–3 years of experience in land acquisition, property acquisition, real estate, project development, or related field.
  • Experience in negotiating and coordinating with landowners and property representatives is preferred.
  • Knowledge of Philippine land titles, property documentation, land ownership, and basic due diligence processes.
  • Willingness to conduct fieldwork and travel to different project sites.

About the role

The Land Acquisition Specialist is responsible for identifying, evaluating, negotiating, and securing suitable land properties for the company's projects. The position handles landowner coordination, property due diligence, documentation, negotiations, and coordination with internal teams, government agencies, surveyors, legal counsel, and other stakeholders to ensure that land acquisition activities are completed efficiently and in accordance with company requirements and applicable laws.

KEY RESPONSIBILITIES
  • Identify and source potential land properties suitable for company projects.

  • Conduct initial assessment and evaluation of properties based on location, accessibility, size, ownership, land classification, and project requirements.

  • Coordinate with landowners, heirs, brokers, agents, local representatives, and other stakeholders regarding potential land acquisition.

  • Conduct preliminary verification of property ownership and land documents, including TCT/OCT, tax declarations, titles, surveys, and other relevant documents.

  • Assist in conducting land due diligence and identify potential ownership, legal, technical, or documentation issues.

  • Coordinate with the Legal, Engineering, Technical, Finance, and Project Development teams regarding property evaluation and acquisition.

  • Negotiate with landowners and representatives regarding purchase, lease, easement, or other land-use arrangements, subject to company approval.

  • Facilitate the preparation, review, and completion of documents required for land acquisition and lease agreements.

  • Coordinate with surveyors, geodetic engineers, lawyers, notaries, and other professionals involved in the land acquisition process.

  • Coordinate with relevant government agencies and local government units for permits, certifications, clearances, and other land-related requirements.

  • Monitor the status of land acquisition activities, documentation, negotiations, and pending requirements.

  • Maintain accurate and organized records of properties, landowners, negotiations, agreements, and supporting documents.

  • Prepare property evaluation reports, acquisition updates, status reports, and other documentation as required.

  • Conduct site visits and property inspections when necessary.

  • Assist in resolving issues involving property boundaries, ownership, heirs, encumbrances, documentation, and landowner concerns.

  • Ensure that all land acquisition activities comply with company policies, applicable laws, and regulatory requirements.

  • Perform other related duties that may be assigned by management.

QUALIFICATIONS
  • Bachelor's degree in Real Estate Management, Business Administration, Legal Management, Civil Engineering, Geodetic Engineering, Agribusiness, or a related field.

  • At least 1–3 years of experience in land acquisition, property acquisition, real estate, project development, or a related field.

  • Experience in negotiating and coordinating with landowners and property representatives is preferred.

  • Knowledge of Philippine land titles, property documentation, land ownership, and basic due diligence processes.

  • Familiarity with government agencies and land-related permits and requirements is an advantage.

  • Strong communication, negotiation, coordination, and interpersonal skills.

  • Strong attention to detail and documentation skills.

  • Willingness to conduct fieldwork and travel to different project sites.

  • Proficient in Microsoft Office applications.

  • Able to work independently and coordinate effectively with multiple stakeholders.
