Job summary

PRIME Philippines, a growing full-service commercial real estate consultancy, seeks an In-House Architect to lead design and development of office, retail, and mixed-use projects. You will shape design standards within our Planning and Design Department and coordinate across stakeholders, from developers to regulators.

With a five-year track record in architectural design and a professional license, you will drive feasibility, sustainability, and buildability.

Qualifications

  • Bachelor's Degree in Architecture.
  • Licensed Architect is highly preferred.
  • Minimum of five (5) years of relevant experience in architectural design and project execution, preferably within commercial real estate developments.
  • Strong preference for candidates who have worked with reputable architectural/design firms or project management firms.
  • Demonstrated experience in project coordination and construction supervision.
  • Excellent presentation, communication, and stakeholder management skills.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Willing to conduct regular site visits and fieldwork.

Responsibilities

  • Project Design and Development: develop architectural concepts, space planning layouts, and 3D renderings; prepare drawings and construction documents; lead design development through construction documents.
  • Technical Expertise: apply architectural principles, building systems, sustainability, and feasibility analyses; coordinate with consultants.
  • Project Management and Coordination: manage multiple projects, track budgets and schedules, coordinate with external parties.
  • Client and Stakeholder Management: engage with clients; present proposals; incorporate feedback.
  • Regulatory Compliance: ensure building codes and regulations; manage permit applications and approvals.

Position Overview

As an In-House Architect, you will be responsible for the conceptualization, design, planning, and successful execution of various real estate development projects, including fully furnished office spaces, commercial centers, and mixed-use developments. As a pioneer member of the newly established Planning and Design Department, you will play a critical role in shaping the company's design standards, project development processes, and overall built environment strategy.

Key Responsibilities
1. Project Design and Development
  • Collaborate with project stakeholders, including developers, engineers, contractors, consultants, and internal business units to understand project requirements, objectives, budgets, and constraints.
  • Develop innovative architectural concepts, space planning layouts, design presentations, and 3D renderings aligned with project goals and market requirements.
  • Prepare detailed architectural drawings, specifications, and construction documents using industry-standard design software.
  • Lead the design development process from conceptualization through construction documentation and project completion.
  • Conduct site inspections and coordinate with contractors to ensure design integrity, quality standards, and project specifications are properly implemented.
  • Review and evaluate construction progress, addressing design-related concerns and recommending practical solutions.
  • Stay updated on industry trends, emerging technologies, materials, and best practices to continuously enhance project quality and efficiency.
2. Technical Expertise
  • Apply strong knowledge of architectural principles, building systems, construction methodologies, and material specifications to produce functional and buildable designs.
  • Perform site assessments, feasibility studies, and due diligence activities to support project planning and design decisions.
  • Integrate sustainable and energy‑efficient design solutions where appropriate.
  • Develop modern, innovative, practical, and cost‑effective design proposals while maintaining quality and aesthetic standards.
  • Coordinate with structural, MEPF, and other consultants to ensure design compatibility and project feasibility.
3. Project Management and Coordination
  • Manage multiple projects simultaneously while ensuring adherence to project schedules, budgets, and quality standards.
  • Coordinate with external consultants, contractors, suppliers, and regulatory agencies throughout the project lifecycle.
  • Monitor project milestones and proactively identify and resolve design and construction issues.
  • Support project planning, budgeting, procurement, and implementation activities.
4. Client and Stakeholder Management
  • Engage with clients and internal stakeholders to gather project requirements and present design proposals.
  • Incorporate client feedback into design solutions while balancing technical, financial, and operational considerations.
  • Build strong working relationships through professional communication and a solutions‑oriented approach.
5. Regulatory Compliance
  • Ensure compliance with applicable building codes, zoning regulations, safety standards, and government requirements.
  • Coordinate permit applications, design approvals, and regulatory submissions.
  • Stay informed of updates to local regulations and industry standards affecting project development.
