Job summary

SM Prime Holdings, Inc. is seeking a Property Manager for MOA Complex - ECOM OFFICES in Pasay City.

You will oversee day-to-day operations and lead engineers, technical staff, and service providers to ensure efficient property operations. The ideal candidate holds a Bachelor's degree in Electrical, Mechanical or Civil Engineering and has 5–8 years in Building, Facilities or Property Management, with strong knowledge of Electrical, HVAC, FDAS and Fire Protection.

Qualifications

• Bachelor's degree in Electrical, Mechanical, or Civil Engineering or related field.
• 5–8 years of experience in Building, Facilities, or Property Management, preferably in commercial office developments.
• Strong knowledge of building systems: Electrical, HVAC, FDAS, Fire Protection, and other equipment.
• Proficient in AutoCAD and able to review engineering and fit-out plans.
• Budgeting, contractor management, and facilities maintenance knowledge.
• Proficient in Microsoft Office 365 for reporting and documentation.
• Strong leadership, project management, problem-solving, and decision-making skills.
• Excellent communication and customer service with tenant-facing experience.
• Willing to work on-site at MOA Complex, Pasay City.

Responsibilities

• Oversee day-to-day operations and overall management of the assigned property.
• Lead and supervise site engineers, technical staff, and service providers to ensure efficient property operations.
• Monitor property income and expenses, ensuring budgets and financial targets.
• Implement and enforce operational procedures covering security, safety, housekeeping, engineering, and emergency response.
• Plan and supervise preventive and corrective maintenance programs for all building systems.
• Manage contractors and vendors to ensure quality service delivery and compliance with agreed standards.
• Conduct regular property inspections and recommend improvements to enhance operational efficiency and tenant satisfaction.
• Address tenant and client concerns promptly while maintaining strong relationships with owners, tenants, and stakeholders.
• Prepare operational and management reports and provide recommendations for continuous improvement.
