Job summary

About the role

KEY RESPONSIBILITIES

Building Operations & Maintenance

• Oversee the day-to-day technical operations of the condominium.

• Conduct regular inspections of building facilities, equipment, common areas, and technical rooms.

• Ensure proper operation and maintenance of electrical, mechanical, plumbing, HVAC, fire protection, and other building systems.

• Develop and implement preventive maintenance schedules and programs.

• Monitor equipment performance and identify potential failures or maintenance requirements.

• Respond to and coordinate technical emergencies and equipment breakdowns.

Technical Supervision

• Supervise and provide technical direction to building technicians and maintenance personnel.

• Review maintenance activities and ensure work is completed properly and safely.

• Evaluate technical problems and recommend appropriate corrective actions.

• Assist in preparing technical scopes of work, material requirements, and repair recommendations.

Contractor & Service Provider Management

• Coordinate with contractors, suppliers, and specialized service providers.

• Monitor ongoing repair, maintenance, testing, and installation works.

• Review contractor work quality and ensure compliance with approved scope of work.

• Assist in evaluating quotations and technical proposals.

• Ensure required permits, testing, certificates, and service reports are properly documented.

Compliance & Safety

• Ensure building equipment and systems are maintained in accordance with applicable Philippine regulations, safety requirements, manufacturer recommendations, and property policies.

• Monitor required inspections, testing, and maintenance of fire and life-safety systems.

• Coordinate with government agencies, inspectors, condominium management, and qualified professionals when required.

• Promote safe working practices among technical and maintenance personnel.

Reporting & Documentation

• Maintain accurate equipment and asset records.

• Prepare preventive maintenance reports and technical inspection reports.

• Maintain maintenance logs, work orders, incident reports, and service records.

• Report major technical issues, risks, and recommended improvements to the Property Manager.

• Assist in preparing annual maintenance plans and technical budgets.

BUILDING SYSTEMS

The position may be responsible for monitoring and coordinating maintenance of:

• Electrical distribution systems

• Emergency generator systems

• HVAC and ventilation systems

• Water supply and booster pump systems

• Sewage and drainage systems

• Fire Detection & Alarm System (FDAS)

• Fire sprinkler and fire protection systems

• Elevators and other vertical transportation systems
