Job Title: AU Mortgage Loan Processor (On-Site - Makati)
Role Overview
The AU Mortgage Loan Processor acts as the critical link between the Australian Mortgage Broker, the client, and the lenders (e.g., CBA, Westpac, Macquarie). You will be responsible for the end-to-end management of loan applications, from initial document collection to settlement, ensuring 100% compliance with Australian lending standards.
1. Core Responsibilities
Phase 1: Pre-Submission & Packaging
- Document Verification: Reviewing client documents (Payslips, PAYG summaries, Bank Statements) to verify income and "Living Expenses" against HEM (Household Expenditure Method) benchmarks.
- Serviceability Analysis: Using tools like Quickli or lender-specific calculators to determine the client’s borrowing capacity.
- Credit Reporting: Ordering and interpreting Equifax or Illion credit reports to identify any potential "red flags" (e.g., undisclosed debts or defaults).
- Valuations: Ordering property valuations through CoreLogic (RP Data) or ValEx.
Phase 2: Lodgment & Data Entry
- Lending Portals: Accurate data entry and "Packaging" of the loan into ApplyOnline (AOL) or Simpology.
- CRM Management: Maintaining "Live" updates in the Broker's CRM (e.g., MyCRM, Mercury Nexus, Salestrekker, or BrokerEngine).
- Compliance: Preparing the Credit Proposal Disclosure (CPD) and ensuring all NCCP-required documents are signed and filed.
Phase 3: Pipeline Management (Lodgment to Approval)
- Lender Liaison: Proactively following up with bank credit assessors to clear MIRs (Missing Information Requests) or "Conditions."
- Client Communication: Providing status updates to clients and brokers via email or phone to manage expectations.
- Problem Solving: Identifying alternative solutions if a lender declines an application (e.g., moving the file to a different lender).
Phase 4: Settlement Coordination
- Final Checks: Ensuring all "Prior to Settlement" conditions are met.
- Solicitor Liaison: Coordinating with conveyancers and solicitors to ensure a smooth "Settlement" date.
- Post-Settlement: Organizing the "Thank You" gift/pack and setting up the file for future annual reviews.
2. Technical Skills & Tools
- Software: Proficiency in ApplyOnline (NextGen) is mandatory.
- CRMs: Familiarity with Mercury, MyCRM, Salesforce, or .
- Analysis Tools: Experience with Quickli (for serviceability) and FileInvite (for document collection).
- Office Suite: Advanced Excel (for calculating complex income types like Self-Employed or Commission).
3. Qualifications & Experience
- Experience: Minimum 2–3 years of experience in Australian Mortgage Processing (Offshore/BPO setting).
- Education: Bachelor’s Degree in Finance, Business, or Accounting is preferred.
- Certification (Advantage): Cert IV in Finance and Mortgage Broking is a massive plus and often leads to the "Senior/Parabroker" salary tier.
- Communication: Exceptional written and verbal English skills, as you will be dealing directly with Australian stakeholders.
