Job summary

Sembcorp Industries Ltd is seeking a Manager, Leasing Management (based in Hanoi/HCM, Vietnam) to lead leasing initiatives across Vietnam and neighboring markets. You will secure new tenancies, manage renewals, and coordinate with agents while developing strategies to optimize occupancy and rental yield.

The role requires 6–10 years of experience in leasing/marketing, a solid network with occupiers and brokers, and strong negotiation and communication skills.

Qualifications

• Bachelor’s degree in Real Estate, Property Management, Business, Marketing, or a related major.
• Strong communication, presentation, and negotiation skills.
• Ability to influence stakeholders at all levels; Mandarin is advantageous.

Responsibilities

• Secure new tenancies by identifying target market segments and prospects, managing lease renewals ahead of expiry, and coordinating with property agents to drive deal origination and closure.
• Formulate, implement, and monitor leasing strategies to maximise occupancy and rental yield in line with KPIs.
• Develop and maintain relationships with key accounts and decision-makers to drive repeat business and strategic leasing opportunities.
• Identify and pursue build-to-suit opportunities with large occupiers and key players, structuring tailored leasing solutions.
• Provide regular market intelligence to support strategic decision-making.

Position Overview:

Key Roles and Responsibilities

• Securenew tenancies by proactively identifying target market segments andprospects, managing lease renewals ahead of expiry, and coordinating withproperty agents to drive deal origination and closure
• Formulate,implement, and continuously monitor leasing strategies, translating theminto actionable plans to maximise occupancy and rental yield in line withapproved KPIs
• Developand maintain strong relationships with key accounts and decision-makers todrive repeat business and strategic leasing opportunities
• Identifyand pursue build-to-suit opportunities with large occupiers and key marketplayers, structuring tailored leasing solutions
• Provideregular market intelligence updates (supply, demand, pricing, competition,positioning) to Management to support strategic decision‑making
• Preparethe annual leasing budget, leasing forecast and business plan, includingpipeline tracking and timely submission for management approval
• Participatein and support marketing activities and events in order to build strongbranding identity and generate leasing opportunities
• Ownand deliver accurate and timely leasing reports (e.g., leasing updates,rent roll, pipeline) for internal and external stakeholders, workingclosely with Asset Management, Finance, and Property Management onco‑ordination tasks
• Managetenancy‑related matters proactively and maintain strong tenantrelationships to support retention and long‑term value
• Overseelease documentation, administration, and post‑signing follow‑ups to ensuresmooth handover and compliance

Qualification, Skills, and Experience

• Bachelor’sdegree in Real Estate, Property Management, Business, Marketing, or arelated major
• Minimum6–8 years of relevant experience in leasing/marketing, with provenexposure to team leadership or managerial responsibilities
• Strongunderstanding of the industrial real estate market, with an establishednetwork of occupiers, brokers, and key stakeholders
• Strongcommunication, presentation, and negotiation skills, with the ability toinfluence stakeholders at all levels . A bility to speak Mandarin is highly advantageous.
