Meralco PowerGen (MGEN) seeks a Legal Counsel – Land Due Diligence to support land-related matters for Meralco Terra Solar Project. The role ensures parcels are legally compliant, risks are managed, and documentation is ready for project development.

Licensed Philippine lawyer with 5–8 years on property law, land titling, and infrastructure or energy projects is required; onsite work in Ortigas, Pasig City is expected.

Qualifications

• Bachelor of Laws (LLB/JD) and member in good standing of the Philippine Bar.
• 5–8 years of legal experience, preferably in property law or energy projects.
• Working knowledge of Philippine land titling, right-of-way, and regulatory processes.
• Strong analytical and documentation skills.
• Onsite work in Ortigas, Pasig City.

Responsibilities

• Land Due Diligence & Risk Assessment for project parcels.
• Conduct title verification (TCT/CCT), encumbrances, liens, and easements.
• Identify overlapping claims, adverse possession, and ancestral domain issues.
• Prepare land due diligence reports, summaries, and risk trackers.
• Ensure regulatory compliance with Property Registration Decree, Civil Code, DAR, DENR, NCIP, LGU.
• Coordinate with internal teams and external counsel; review land documents.

Job description

The Legal Counsel – Land Due Diligence for Meralco Terra Solar Project will support all land-related legal and due diligence activities for the Meralco Terra Solar Project. The role ensures that land parcels are legally compliant, risks are identified and managed, and documentation is complete and ready for project development. This position requires a licensed Philippine lawyer with solid experience in property law, land titling, right-of-way, and infrastructure or energy projects.

Key Responsibilities

• Land Due Diligence & Risk Assessment
• Conduct legal due diligence on project land parcels, including:
• Title verification (TCT/CCT), encumbrances, liens, easements, and annotations
• Identification of overlapping claims, adverse possession, informal settlers, and ancestral domain concerns
• Identify and flag land-related legal risks that may impact project timelines, financing, or construction
• Assist in preparing land due diligence reports, summaries, and risk trackers for internal stakeholders
• Regulatory & Legal Compliance
• Ensure compliance with applicable Philippine laws and regulations, including:
• Property Registration Decree
• Civil Code provisions on property and obligations
• DAR, DENR, NCIP, and LGU requirements
• Right-of-Way Act and relevant issuances
• Coordinate with internal teams to support permitting and land readiness for project requirements
• Stakeholder & Government Coordination
• Liaise with government agencies and offices such as:
• Register of Deeds
• DAR, DENR, NCIP
• LGUs and barangays
• Support resolution of land-related issues involving owners, occupants, and local stakeholders in coordination with internal teams
• External Counsel & Documentation Support
• Work with external counsel, land consultants, surveyors, and title investigators as needed
• Assist in reviewing land documents, contracts, and legal submissions
• Maintain organized and accurate records of land-related legal documents
• Transaction & Project Support
• Support project financing and audit requirements by ensuring land documentation is complete and accurate
• Assist in preparing legal reports, opinions, and requirements for lenders or partners
• Help ensure land deliverables align with project timelines

Qualifications

Required

• Bachelor of Laws (LLB/JD) and member in good standing of the Philippine Bar
• 5–8 years of legal experience, preferably in property law, land due diligence, or infrastructure/energy projects
• Working knowledge of Philippine land titling, right-of-way, and regulatory processes
• Strong analytical and documentation skills
• Amenable for onsite work in Ortigas, Pasig City, under project-based status

Preferred

• Experience in renewable energy, infrastructure, or power projects
• Exposure to land acquisition or due diligence for large projects
• Familiarity with ancestral domain, agrarian reform, or land resettlement matters
