JOB SUMMARY

Leasing Head will provide strategic leadership and oversight of all commercial leasing activities across PRIME’s portfolio in Davao and other key locations in the Visayas. You will be responsible for driving revenue growth, optimizing portfolio performance, and strengthening client and stakeholder relationships.

KEY RESPONSIBILITIES

1. Develop, lead, and execute comprehensive leasing strategies to maximize occupancy, rental yields, and asset value across all commercial properties in the Visayas portfolio.
2. Provide executive leadership and direction to regional leasing teams, ensuring alignment with corporate objectives, performance targets, and best practices.
3. Handle major leasing transactions, including tenant acquisition, renewals, expansions, negotiations, and contract execution.
4. Drive lead generation initiatives, oversee property presentations and ocular inspections, and ensure seamless end-to-end leasing and after-sales service.
5. Build, maintain, and strengthen long-term relationships with property owners, developers, key tenants, brokers, and strategic partners.
6. Analyze market trends, competitive landscapes, and economic indicators to position properties strategically and maintain market leadership.
7. Collaborate closely with cross-functional teams including Marketing, Research, IT, Finance to ensure integrated and efficient leasing operations.
8. Utilize data-driven insights to forecast leasing performance, identify growth opportunities, and recommend strategic initiatives to accelerate portfolio expansion and revenue growth.
9. Represent the company in industry events, conferences, and real estate associations to strengthen brand presence and expand the professional network in the Visayas region.
10. Ensure high standards of client satisfaction, tenant retention, and service excellence across the portfolio

QUALIFICATIONS:

1. Bachelor's Degree in Real Estate Management, Business Administration, Marketing, Finance, or a related field.
2. Minimum of 10 years of experience in commercial real estate leasing, brokerage, business development, corporate sales, advertising, hospitality, airlines, events, or related industries.
3. At least 5 years of leadership experience managing leasing, brokerage, business development, or sales teams.
4. Proven track record of achieving and exceeding both individual and team sales, leasing, occupancy, and revenue targets.
5. Strong experience in business development, client acquisition, account management, and revenue generation.
6. Established network of corporate clients, landlords, developers, property owners, occupiers, and key decision-makers across commercial real estate and related industries.
7. Demonstrated success in originating, negotiating, and closing high-value commercial transactions, partnerships, or sales agreements.
8. In-depth understanding of commercial real estate leasing, market trends, tenant requirements, and property valuation principles.
9. Excellent leadership, negotiation, presentation, communication, and relationship management skills.
10. Highly analytical, results-driven, and capable of developing and executing strategies that drive occupancy, revenue growth, and market expansion.
