Qualifications

• Bachelor’s degree in business, real estate or related field required.
• 5+ years corporate leasing or real estate management experience, preferably lessee/tenant side.
• Proven contract negotiation and landlord management experience.
• Excellent communication and stakeholder management skills.
• Strong analytical and organizational abilities; ability to manage multiple leases.

Responsibilities

• Oversee end-to-end leasing operations for nationwide branches.
• Lead lease renewal processes and negotiate favorable terms with landlords.
• Identify new site locations aligned with expansion strategy.
• Maintain relationships with property owners, landlords, and agents.
• Conduct market studies to benchmark rental rates and competitiveness.
• Monitor contract expirations, escalations and renewal deadlines.
• Coordinate with Legal, Finance and Operations to align terms with policy.
• Ensure lease documents are complete, accurate and compliant.
• Provide regular leasing status reports to senior management.
• Suggest cost-saving measures through renegotiations or consolidations.
• Maintain accurate lease data and documentation for all branches.

Job Description:

We are looking for a highly organized and strategic Leasing Manager to manage and optimize our nationwide portfolio of leased properties. This role is crucial in ensuring that our branches operate efficiently through timely lease renewals, cost-effective negotiations, and strong relationships with lessors.

Key Responsibilities:

• Oversee the end-to-end leasing operations for Motortrade’s branches nationwide.

• Lead lease renewal processes by evaluating current terms and negotiating with landlords for favorable rates and conditions.

• Identify and recommend new site locations in line with expansion strategies.

• Maintain strong relationships with property owners, landlords, and real estate agents.

• Conduct market studies to benchmark rental rates and assess property competitiveness.

• Monitor critical dates such as contract expirations, escalations, and renewal deadlines.

• Coordinate with internal stakeholders (Legal, Finance, Operations) to ensure lease terms align with company policies.

• Ensure all lease documents are complete, accurate, and legally compliant.

• Provide regular reports and updates to senior management on leasing status, cost trends, and space utilization.

• Recommend cost-saving measures through renegotiations, relocations, or consolidation.

• Maintain accurate lease data and documentation for all leased branches.

Qualifications:

• Bachelor’s Degree in Business Administration, Real Estate Management, Economics, or a related field.

• At least 5 years of experience in corporate leasing or real estate management, preferably on the lessee/tenant side.

• Proven experience in contract negotiations, landlord management, and nationwide lease portfolio oversight.

• Excellent communication and interpersonal skills to manage lessor relationships effectively.

• Strong analytical and problem-solving skills.

• Highly organized and detail-oriented with the ability to manage multiple lease contracts and deadlines simultaneously.

• Knowledge of property law and leasing best practices in the Philippines.
