Job summary

Adani Airport City in Mumbai seeks a Lead - Office Leasing with 12 to 18 years of experience to oversee leasing for Grade A+ office spaces. You will spearhead strategy, tenant engagement, and complex negotiations to drive occupancy and asset value.

You will work cross-functionally with design, legal, and finance teams, draft term sheets, and present insights to senior management, using Power BI and Excel for analytics.

Qualifications

• MBA or Master’s in Real Estate/Urban Management from premier institution.
• 12 to 18 years of specialized commercial office leasing experience with renowned developers or institutional IPCs.
• Demonstrable success in closing large-scale Grade A/A+ institutional office lease transactions.
• Mastery over lease contracts, financial valuation, title diligence, stamp duty norms, and commercial real estate laws.
• Proficiency in advanced MS Excel, PowerPoint, CRM platforms, and Generative AI tools for real estate analytics.
• Outstanding executive presence and negotiation capability.

Responsibilities

• Lead proactive outreach and direct engagement with Fortune 500 companies, GCCs, BFSI majors, and tech enterprises for Grade A+ office spaces.
• Formulate consultative leasing solutions addressing occupier workplace strategy, connectivity, infrastructure, future scalability and ESG requirements.
• Drive RFP management and secure high-value marquee anchor transactions (>100,000+ sq. ft.).
• Structure tailored transaction models (Bare-shell, Warm-shell, Fitted-out) maximizing Net Effective Rent (NER) and asset yield.
• Build detailed financial models covering Discounted Cash Flow (DCF), TI amortization, and yield analyses.
• Lead high-stakes negotiations on commercial terms, escalation schedules, lock-in structures, and lease covenants.

Job Purpose: Lead - Office Leasing is responsible for overseeing the leasing operations for large office spaces at large assets, ensuring effective marketing, tenant management, and lease negotiations. This role focuses on increasing occupancy rates by leading a team that conducts property tours, reviews tenant applications, and negotiates lease terms. The Lead works to match prospective tenants with suitable office spaces while ensuring the company’s goals for revenue and tenant retention are achieved.

Responsibilities

1. Strategic Deal Origination & Anchor Tenant Acquisition

• Lead proactive outreach and direct engagement with Fortune 500 companies, GCCs, BFSI majors, and tech enterprises for Grade A+ office spaces.
• Formulate consultative leasing solutions addressing occupier workplace strategy, connectivity, infrastructure, future scalability and ESG requirements.
• Drive RFP management and secure high-value marquee anchor transactions (>100,000+ sq. ft.).
• Structure tailored transaction models (Bare-shell, Warm-shell, Fitted-out) maximizing Net Effective Rent (NER) and asset yield.
• Build detailed financial models covering Discounted Cash Flow (DCF), Tenant Improvement (TI) amortization, and yield analyses.
• Lead high-stakes negotiations on commercial terms, escalation schedules, lock-in structures, and lease covenants.

3. Legal & Technical Diligence

• Drive drafting and execution of Term Sheets, LOIs, Agreements to Lease (ATL), and registered Lease Deeds with legal teams.
• Articulate Grade A+ technical specifications (floor-plate efficiency, core-to-perimeter depth, MEP/HVAC capacities, LEED/WELL/WiredScore standards) to occupier CRE heads and PMCs.

4. IPC Channel Governance & Industry Representation

• Deepen strategic alliances with senior leadership across International Property Consultants across India, APAC and Globally.
• Represent Adani Airport City as a prominent delegate in industry forums.

5. Cross-Functional Collaboration & Tenant Experience

• Serve as the single point of alignment between Design, Projects, Legal, and Finance teams to ensure zero-friction handovers.
• Champion tenant problem-solving to cultivate long-term occupier retention and brand loyalty.

6. Market Intelligence, CXO Presentations & Tech Integration

• Track commercial real estate markets for competitive benchmarking.
• Deliver high-impact CXO and Board-level presentations using MS PowerPoint, Excel, and Power BI.
• Utilize modern AI and CRE digital tools to optimize pipeline intelligence and deal workflows.

Qualifications

• Education: Full-Time MBA (Marketing/Finance) or Master’s in Real Estate / Urban Management from a premier institution.
• Experience: 12 to 18 years of specialized commercial office leasing experience with renowned developers or institutional IPCs.
