SM Prime Holdings, Inc. seeks a Head of Project Development for SM Leisure Resorts and Residences at Costa del Hamilo, Inc.

You will lead the end-to-end development cycle, from concept to turnover, and coordinate cross‑functional teams to hit milestones onsite at MOA Complex, Pasay City. The role requires 10–15 years in real estate development, 5+ years in leadership, and strong financial modeling, market analysis, and stakeholder management.

Qualifications

• Bachelor's degree in Real Estate, Business Management, Planning, Finance, Urban Planning, or related field.
• 10 to 15 years of progressive experience in real estate project development, preferably within residential, mixed-use, leisure, or resort developments.
• Minimum of 5 years in a leadership or department head capacity.
• Strong background in project feasibility, financial modeling, market analysis, and strategic planning.
• Excellent stakeholder management and cross-functional leadership skills.
• Strong business acumen, negotiation, and project management capabilities.
• Knowledge of real estate regulations, development processes, and industry best practices.
• Willing to WORK ONSITE at MOA Complex, Pasay City

Responsibilities

• Lead the end-to-end project development cycle, from concept planning and feasibility studies to project launch and turnover.
• Conduct market research, financial analysis, and project feasibility assessments to identify growth opportunities.
• Develop project strategies, product concepts, pricing, and positioning aligned with market demand and company objectives.
• Collaborate with Design, Construction, Sales, Marketing, Finance, Legal, and Estate Management teams to ensure project milestones are achieved.
• Monitor project budgets, revenues, timelines, and overall project performance.
• Identify development risks and implement mitigation strategies.
• Present project recommendations, business cases, and progress updates to senior management.
• Ensure compliance with regulatory requirements, environmental standards, and company policies.
• Drive innovation and sustainability initiatives within project development.
