Job summary

Private Advertiser is seeking an experienced Facilities Supervisor to oversee HVAC and aircon maintenance, monitor critical utilities, and lead a team of in-house technicians and vendors. The role requires hands-on PMR, troubleshooting, and strong safety compliance in a 24/7 environment.

The candidate should have an engineering degree or HVAC-R diploma, 3–5 years in facilities maintenance, and at least 2 years in a supervisory capacity within a BPO or similar critical operation.

Qualifications

• Education: Mechanical/Electrical/Civil Engineering or HVAC-R diploma.
• 3–5 years hands-on facilities maintenance experience.
• 2+ years in a supervisory role in a 24/7/critical environment (e.g., BPO).
• Strong troubleshooting for aircon systems (Inverter split, VRF/VRV, CRAC).
• Knowledge of BMS, single-line diagrams, and basic generator operation.

Responsibilities

• Perform PMR and corrective repairs on air conditioning units (split, VRF/VRV, package units, chillers).
• Monitor server room and production floor temps 24/7; prevent overheating and downtime.
• Diagnose refrigerant leaks, wiring faults, and compressor failures; manage cleaning and coil washing.
• Inspect facilities daily; monitor UPS, generators, fire alarms, power, and plumbing; respond to requests and emergencies.
• Lead and schedule facilities technicians, custodians, and security; coordinate with contractors and vendors; ensure safety and codes.

Job description

Key Responsibilities

1. HVAC & Aircon System Maintenance

• Oversee and perform scheduled Preventive Maintenance (PMR) and corrective repairs on all air conditioning units (split type, VRF/VRV, package units, and chillers).

• Monitor server room and production floor temperatures 24/7 to prevent equipment overheating and downtime.

• Diagnose cooling issues, refrigerant leaks, electrical wiring faults, and compressor failures swiftly.

• Manage AC cleaning schedules, filter replacements, and coil chemical washing.

2. Daily Facility Operations

• Inspect building premises daily, ensuring clean, safe, and fully operational facilities.

• Monitor critical utility systems, including UPS, backup diesel generators, fire alarm systems (FDAS), power supply, and plumbing.

• Respond immediately to facilities-related requests, incident tickets, and emergency call-outs.

3. Team & Vendor Supervision

• Lead and schedule in-house facilities technicians, custodians, and security personnel.

• Coordinate with third-party HVAC contractors, property management, and equipment vendors for major repairs or service contracts.

• Ensure all maintenance work complies with safety standards and local building codes.

Qualifications & Requirements

• Education: Graduate of Mechanical, Electrical, or Civil Engineering, or a technical/vocational diploma in HVAC-R (Heating, Ventilation, Air Conditioning, and Refrigeration).

• Experience:

  • At least 3–5 years of hands‑on experience in facilities maintenance.

  • Minimum 2 years in a supervisory role within a BPO / Call Center or 24/7 critical operational environment.

• Technical Skills:

  • Strong expertise in troubleshooting and servicing various aircon systems (Inverter split types, VRF/VRV systems, precision air conditioners/CRAC).

  • Knowledge of Building Management Systems (BMS), single-line electrical diagrams, and basic generator operations.

• Soft Skills & Flexibility:

  • Strong leadership, problem‑solving, and decision‑making skills.

  • Good verbal and written communication skills for reporting and vendor coordination.

  • Willingness to work on rotating shifts, night shifts, weekends, and remain on‑call for emergency site support.
