Irealogics Incorporation is seeking an MEPFS Services Manager in the Philippines to oversee the delivery, operation, and maintenance of mechanical, electrical, plumbing, and fire protection systems across managed properties.

Responsibilities include managing MEPFS services, contractors, and technical personnel; implementing preventive and predictive maintenance; and ensuring safety, reliability, and cost control while enhancing overall facility performance.

Qualifications

• Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related engineering field.
• Licensed Professional Engineer where required by Philippine regulations.
• 5–8 years of relevant experience in MEPFS, facilities management, building operations, property management, engineering, or maintenance.
• Strong knowledge of MEPFS systems, building operations, preventive maintenance, equipment troubleshooting, and technical service management.
• Experience supervising engineers, technicians, contractors, and technical service providers.

Responsibilities

• Manage service quotations, contract revenue, budgets, and profitability.
• Control labor, materials, spare parts, subcontracting, transportation, and allocated operating costs.
• Monitor profitability by customer and site.
• Deploy engineers, technicians, equipment, and contractors efficiently.
• Define service scope and response, temporary restoration, and final resolution timelines.
• Prioritize requests according to urgency and operational impact.
• Monitor SLA compliance and elevate delays or major incidents promptly.
• Establish approved processes for every service offered by the business.
• Ensure maintenance and repair work meets approved technical and safety standards.
• Conduct regular customer surveys and investigate complaints.

About the role

The MEPFS Services Manager will oversee the effective delivery, operation, maintenance, reliability, safety, compliance, and performance of the property's Mechanical, Electrical, Plumbing, Fire Protection, and other MEPFS systems. The role involves managing MEPFS services and technical operations, ensuring that critical building systems remain safe, reliable, efficient, and operational, while controlling maintenance and utility costs, managing contractors and technical personnel, resolving equipment and facility issues, and implementing preventive, predictive, and corrective maintenance programs.

Key responsibilities

About you

• Strong leadership, communication, organizational, analytical, and problem-solving skills
• Proficient in Microsoft Office, Google Workspace, CMMS/work-order systems, BMS, and reporting tools
• Ability to manage multiple technical requirements and prioritize critical facility concerns
• Ability to respond effectively to equipment breakdowns, emergencies, and operational disruptions
