Job summary

King Properties is seeking a skilled Property/Facilities Manager to supervise day-to-day operations for assigned commercial and vertical properties in Cebu. You will oversee building systems, common areas, and tenant spaces, ensuring safety, quality, and regulatory compliance.

The role requires 2–3 years of experience in property or facilities management, and leadership abilities to coordinate contractors, manage budgets, and maintain positive tenant relations.

Qualifications

• Bachelor’s degree in Engineering, Property Management, Business Administration, or related field is an advantage.
• With at least 2–3 years of experience in property or facilities management.
• Proven experience handling commercial buildings and vertical properties (office buildings, condominiums, mixed-use developments).
• Supervisory or team leadership experience is preferred.
• Knowledgeable in building operations, preventive maintenance, tenant relations, and budgeting.
• Familiar with building systems such as electrical, mechanical, plumbing, HVAC, and fire protection.
• Strong leadership, coordination, and communication skills.
• Highly organized, detail-oriented, and process-driven.
• Able to manage multiple tasks, deadlines, and operational priorities.
• Willing to conduct regular site inspections and on-site supervision.

Responsibilities

• Supervise day-to-day property management operations of assigned commercial and vertical properties.
• Ensure proper maintenance of building systems, common areas, and tenant spaces in accordance with safety and quality standards.
• Conduct regular building inspections and ensure compliance with regulatory and safety requirements.
• Manage and respond to maintenance, repair, and tenant service requests in a timely manner.
• Oversee preventive and corrective maintenance programs for building facilities and equipment.
• Coordinate and monitor contractors, service providers, and suppliers to ensure service quality and cost control.
• Prepare and submit regular operational, technical, and financial reports.
• Assist in budget preparation, expense monitoring, and cost optimization initiatives.
• Coordinate with tenants, property owners, and internal teams to maintain positive tenant relations.
