Job summary

Lgosoft Corporation is seeking a Senior Retail Expansion Manager to identify and secure prime retail locations across Metro Manila. You will scout trend-driven sites, analyze consumer demographics, and coordinate with leasing teams to lock favorable terms.

Collaborating with VM, PM, and Store Design, you’ll ensure sites meet brand standards and support timely grand openings, with data-driven updates presented to leadership.

Responsibilities

• Trend-aligned site scouting & pipeline building
• Scout premium retail spaces incl. lifestyle malls and high-street districts
• Align spaces with brand demographics, foot traffic and aesthetics
• Maintain an active pipeline ahead of competitors
• Market research: local footfall, competitor placement, spending habits
• Location feasibility reports: revenue potential, customer acquisition, ROI
• Monitor retail real estate trends and consumer hotspots
• Face of the company to developers, mall managers, brokers
• Lead end-to-end lease negotiations: rental rates, fit-out periods, escalation, storefront placement
• Collaborate with legal/finance to LOI and lease agreements
• Partner with VM, PM, Store Design for site readiness
• Handover to Retail Operations for fit-outs and openings
• Deliver data-driven expansion updates to leadership

Core Responsibilities

• Trend-Aligned Site Scouting & Pipeline Building

• Map out and aggressively scout premium retail spaces, including leading lifestyle malls, trendy commercial hubs, and high-street shopping districts.

• Deeply understand our brands' target demographics to ensure proposed spaces align with current consumer lifestyle, foot-traffic patterns, and aesthetic vibes.

• Maintain an active pipeline of highly coveted retail locations ahead of market competitors.

Market Intelligence & Commercial Feasibility

• Conduct rigorous market research, analyzing local footfall, competitor placement, and neighborhood spending habits.

• Formulate comprehensive location feasibility reports, projecting revenue potential, customer acquisition viability, and return on investment (ROI).

• Monitor emerging retail real estate trends, hot new developments, and shifting consumer hotspots.

Landlord Relations & Lease Negotiation

• Act as the primary face of our company to top-tier property developers, mall management teams, and prominent real estate brokers.

• Lead end-to-end commercial negotiations to secure favorable terms, focusing on competitive rental rates, optimal rent-free fit-out periods, low escalation clauses, and premium storefront placement.

• Collaborate with legal and finance teams to review, refine, and execute Letters of Intent (LOI) and final Lease Agreements.

Cross-functional Launch Synchronization

• Partner closely with the Visual Merchandising, Project Management, and Store Design teams to ensure prospective sites meet the technical and aesthetic layout needs of our trendy concepts.

• Provide seamless handovers to Retail Operations for efficient store fit-outs and timely grand openings.

• Deliver regular, data-driven expansion pipeline updates to executive leadership.
