Job summary

ANABUKI PROPERTY MANAGEMENT is seeking a capable engineer to supervise and coordinate a technical team responsible for routine and preventive maintenance of property systems and common areas. You will handle work orders, prioritize tasks, and liaise with the Engineering Manager to ensure timely progress.

The role requires leadership in engineering trades, a strong grasp of building operation, and the ability to manage contractors while ensuring compliance with local codes and safety standards.

Qualifications

• Registered Mechanical or Electrical Engineer with leadership capabilities.
• Adept in engineering trades and building operation.
• Strong leadership, people management and organizational skills.

Responsibilities

• Supervise, monitor and manage technical staff to ensure proper maintenance of property systems and common areas.
• Receive, record and prioritize work orders, and forward project orders to Engineering Manager.
• Keep Engineering Manager informed of progress, reports and complaints.
• Ensure building components comply with design, standards and local codes.
• Assist project and sub-contracted preventive maintenance contractors.
• Check availability of spare parts and advise accordingly.
• Review as-built plans and manuals for reference and annual inspections.
• Maintain equipment history files and cleanliness in assigned areas.
• Handle unit owners concerns and assist PMO activities.

Job description

JOB SUMMARY:
Supervise, monitor and manage technical staff/multi-skilled technicians to ensure proper execution of routine, preventive, as well as corrective maintenance of property systems/common area/equipment, job requests inside the residential units and other tasks as assigned.

Key Responsibilities:

• Assist the technical operation of the property
• Responsible for receiving, recording and distributing work orders, and make necessary priorities, project orders to be forwarded to the Engineering Manager.
• Responsible for keeping the Engineering Manager informed without delay of progress, reports and complaints.
• Ensures that all parts of the building comply with the existing building design and standard and local code requirements.
• Assists all project and sub-contracted preventive maintenance contractors.
• Checks availability of critical spare parts for the building and advise the Engineering Manager accordingly.
• Check all as-built plans, equipment folder, database or facilities manuals of equipment and operating manuals are intact for reference and for annual inspection done by the City Engineer.
• Responsible for keeping the equipment history file up to date.
• Responsible for cleanliness throughout the assigned area.
• In charge of unit owners concerns
• Assists in report preparation and PMO activities
