Jobtailor is seeking a senior Construction Project Manager in Peru/Lima to lead the build-out of logistics facilities, including depots and warehouses. You will coordinate across landlords, contractors, architects, engineers, and regulators, while managing scope, plans, budgets, risks, and schedules to deliver safe, compliant facilities on time and on budget.

Responsabilidades

  • Lead construction projects for depots and warehouses across lifecycle.
  • Coordinate with landlords, GC, architects, engineers, vendors, and regulators.
  • Develop and manage scope, plans, schedules, budgets, and risk logs.
  • Ensure safety, quality, and operational readiness throughout projects.
  • Guide permitting, design, and approval processes (MEP, fire/life safety, occupancy).
  • Coordinate base-building utilities and site conditions with landlords.
  • Support procurement and contracting with PM and Procurement teams.
  • Oversee on-site execution to meet scope, budget, and timelines.
  • Establish governance, meetings, action tracking, and escalation paths.
  • Facilitate project meetings, issue resolution, and decision tracking.
  • Manage budgets, forecasting, change orders, and financial reporting.
  • Identify gaps, manage vendor performance, and propose CAPEX reductions.
  • Identify risks and craft mitigation and contingency plans.
  • Escalate critical issues to senior leadership as needed.

Responsibilities
  • Lead the construction portion of investment projects, including depots and warehouses, relocations, site start-ups, temporary operations, and decommissioning activities
  • Serve as primary project coordinator across external teams, landlords, general contractors, architects, engineers, vendors, and regulatory authorities
  • Develop, maintain, and manage scope, project plans, schedules, budgets, risk logs, and execution trackers
  • Manage construction quality, safety, stakeholder alignment, and operational readiness throughout the project lifecycle
  • Lead facility design, permitting, and approval processes, including architectural, MEP, fire/life safety, building permits, and occupancy requirements
  • Coordinate with landlords regarding base-building systems, utilities, and initial site conditions
  • Support contracting and construction-related procurement with the Project Manager and Procurement team
  • Oversee on-site construction execution to ensure safe, timely, on-budget delivery aligned with approved scope and design
  • Establish construction governance, meeting cadence, communication structures, action tracking, and escalation paths
  • Facilitate project meetings, including agenda preparation, issue resolution, decision tracking, and follow-up
  • Manage project budgets through cost tracking, forecasting, change-order review, invoice coordination, and financial reporting
  • Identify scope gaps, support vendor selection, manage contractor and vendor performance, and propose CAPEX-reduction improvements
  • Identify construction risks and develop mitigation and contingency plans
  • Escalate timeline, budget, resource, risk, vendor, landlord, and accountability issues to senior leadership
Requirements
  • Strong understanding of construction project management in greenfield and brownfield projects, focused on logistic infrastructure (Depots and warehouses)
  • Knowledge of depot and warehouse construction fundamentals, including flooring criterias, slab flatness, clear heights, column spacing, racking, and overall building functionality
  • Working knowledge of fire/life safety systems, including sprinklers, ESFR systems, in-rack sprinklers, fire alarms, emergency lighting, and occupancy requirements
  • Strong understanding of permitting strategy, including building permits, MEP permits, inspections, and approval dependencies
  • Coordination of permits, long-lead procurement, utility timelines, construction sequencing, inspections, and operational readiness
  • Strong vendor and general contractor management skills, including bid review, scope validation, order management, execution oversight, and issue resolution
  • Strong risk management, issue resolution, contingency planning, and escalation skills
  • Excellent written, verbal, and executive-level communication skills
  • Strong cross-functional coordination and stakeholder management capabilities
  • Strong sense of urgency, ownership, organization, attention to detail, and follow-through
  • Proficiency with Microsoft Office applications, including Microsoft Project, Excel, PowerPoint, Outlook, and project tracking tools
  • This role is open to candidates based in Lima, Peru, or Santiago, Chile
  • Bachelor’s degree in construction management, Engineering, Architecture, Business, Project Management, Supply Chain, Operations, or a related field preferred
  • 10+ years of construction project management experience required in the logistics sector; Depots, warehouse, logistics, distribution center, industrial, tenant improvement, or facilities experience strongly preferred
  • Fluent English and Spanish, with the ability to communicate effectively across a multicultural and regional environment
  • PMP, CAPM, LEED, OSHA, or other construction/project management certification preferred
  • Available to travel within the country and to other countries across the West Coast region as required
