Job summary

Airedale Property Trust in New Zealand is seeking an experienced Property Development Manager to lead developments that balance housing, community wellbeing and social impact across Aotearoa.

Reporting to the CFO/GM Commercial, you will drive opportunities from feasibility through planning, procurement and handover, coordinating consultants, contractors and stakeholders to deliver commercially sound projects.

Qualifications

  • Proven experience in property development, construction, or project delivery.
  • Experience in Social Housing Developments and applications for government funding.
  • Knowledge of New Zealand planning, consenting and development processes.
  • Strong project management, commercial and financial analysis skills.
  • Experience coordinating consultants, contractors and multiple stakeholders.
  • Commitment to Te Tiriti o Waitangi and values-led outcomes.

About the Role | Mō te Tūranga

As Property Development Manager, you will shape and deliver developments that support housing, community wellbeing, and the long-term sustainability of the Three Trusts’ property portfolio.

Reporting to the CFO/GM Commercial, you will lead development projects from opportunity identification and feasibility through planning, consenting, procurement, construction, and handover. Across social housing, retirement living, residential, and commercial assets, you will ensure projects are commercially sound, strategically aligned, and deliver positive outcomes for the communities we serve.

This hands-on role requires strategic thinking, commercial judgement, and strong stakeholder management. You will work closely with internal teams, governance groups, consultants, contractors, local authorities, and community partners to move projects from concept to completion while managing risk, budgets, timelines, and quality.
