Job summary

RWR Construction is seeking an experienced Project Manager to own the commercial function while remaining closely involved in day-to-day project delivery. You will manage the commercial pipeline, engage with head contractors and project teams, and ensure solid commercial disciplines from tender through to completion.

Responsibilities

  • Own the commercial project pipeline across tendering and delivery
  • Review plans, specs and tender docs for clarity and scope
  • Identify risks, issues and commercial implications early
  • Coordinate accurate, well-scoped tender submissions
  • Follow up tenders and convert opportunities into secured projects
  • Build and maintain relationships with head contractors, PMs and QSs
  • Manage your portfolio of commercial projects from award to completion
  • Coordinate documentation, technical info and site requirements
  • Link internal teams, customers and contractors through delivery
  • Attend sites at key project stages and monitor performance
  • Oversee contracts, variations, retentions and final claims
  • Monitor costs and margin; drive practical solutions to issues

Job description

We're recruiting for an established business operating within the construction sector.

This is an opportunity for an experiencedProject Manager to take ownership of the commercial function while remaining closely involved in the day-to-day management and delivery of projects.

You'll oversee the commercial pipeline, maintain key relationships with head contractors and their project teams, ensure strong commercial disciplines are followed, and personally manage projects from tender through to delivery and completion.

It's a broad role that will suit someone who enjoys having visibility across the commercial picture but doesn't want to step away from the detail of making projects happen.

Daily, you will be across the commercial function, you'll take responsibility for both securing and successfully delivering work.

You’ll be responsible for:
  • Taking ownership of the commercial project pipeline
  • Reviewing plans, specifications and tender documentation
  • Identifying key project requirements, risks and potential issues
  • Coordinating accurate and well-scoped tender submissions
  • Following up tenders and helping convert opportunities into secured projects
  • Building and maintaining strong relationships with head contractors, Project Managers and QSs
  • Managing your own portfolio of commercial projects from award through to completion
  • Coordinating project documentation, technical information and site requirements
  • Connecting internal teams, customers and contractors throughout delivery
  • Attending sites at key stages of the project
  • Managing commercial requirements including contracts, variations, retentions, progress claims and final claims
  • Monitoring project performance, costs and margin
  • Identifying issues early and driving practical solutions
  • Ensuring commercial processes and disciplines are consistently followed

This isn’t a role where you'll win the work and hand it over.

You’ll stay close to your projects, understand what's happening commercially and operationally, and take responsibility for getting them through to a successful outcome.

You’ll need to be comfortable operating at two levels.

At a broader level, you’ll understand the commercial pipeline, maintain important client relationships and ensure the function is operating with the right commercial disciplines.

At project level, you’ll be comfortable getting into the detail - reviewing documentation, attending site, coordinating different parties, identifying discrepancies and keeping projects moving.

You’ll ideally bring:
  • Strong commercial construction experience
  • Proven project management capability
  • A sound understanding of commercial contracts and project administration
  • Confidence dealing with head contractors, Project Managers and QS's
  • Experience managing multiple projects and competing priorities
  • Commercial awareness across revenue, project costs and margin
  • Experience reviewing construction drawings and project documentation
  • Strong customer and account management capability
  • Confidence following up tenders and commercial opportunities

Experience within a specialist contractor, subcontractor or construction-related supply environment could translate particularly well, but we’re open-minded about the exact sector you’ve come from.

We’re looking for someone who takes ownership.

You’ll be joining a down-to-earth business with a relatively flat structure, so this isn’t an environment where every decision is pushed up through layers of management.

You’ll need to be self-directed, comfortable making things happen and willing to get into the detail when required.

We’re particularly interested in people who are practical and low ego. You communicate clearly, take accountability when something goes wrong and focus on solving the problem rather than finding someone to blame. And importantly, you're detail focused.

Success isn’t about becoming the best firefighter in the business. It’s about spotting the commercial, contractual or project detail early enough that many of those fires don’t happen in the first place.
