Job description

Project Lending Analyst
  • Construction and development funding
  • Use your PQS and drawdown skills in lending
  • Supportive team in Auckland CBD
About the company

Our client is an established Auckland non-bank lender that funds residential construction and development projects for builders and developers. They have a substantial loan book and strong institutional funding behind them. Their lending team is small and experienced, and it is busy enough to need another set of hands.

The role

Reporting to the Lending Managers, the Project Lending Analyst supports the full loan lifecycle, from credit writing through to drawdowns and loan administration. The business assesses construction progress in-house, so this role needs someone who reads plans and site progress the way a client-side QS does.

Key responsibilities
  • Assess construction progress and drawdown requests against budgets, cost-to-complete and site progress
  • Review QS reports, payment claims, variations and programmes on funded projects
  • Carry out site visits to verify progress on slabs, foundations, framing and fit-out
  • Prepare credit papers and support Lending Managers with new loan applications
  • Monitor cost-to-complete and flag cost or programme risk early
  • Manage loan administration from settlement through to repayment
  • Work alongside borrowers, builders, valuers, quantity surveyors and solicitors
Skills and experience
  • A background in quantity surveying, ideally client-side cost management or construction surveying
  • PQS experience, or contractor QS experience with a strong interest in moving client-side
  • Experience preparing bank funding reports, progress claims or drawdown assessments
  • Comfortable reading plans and drawings and assessing work on site
  • Strong Excel skills and clear, concise written reporting
  • A genuine interest in property finance and building a long-term career in lending
  • Happy to grow in a support role for two to three years before stepping up
  • Graduates and early-career QSs with a couple of years’ experience are encouraged to apply
What’s in it for you

This is a rare move from client-side QS into the lending side of property. You will keep using the skills you already have, like reading a site, assessing a claim and knowing what cost-to-complete really looks like, and apply them to funding decisions.

  • Clear progression pathway and growth opportunity
