Job summary

Faction Land Surveying is seeking a Licensed Cadastral Surveyor to lead and support boundary, subdivision, and land development projects in Canterbury. You’ll collaborate with field teams, planners, and engineers to deliver accurate survey outcomes and robust documentation.

You’ll apply cadastral expertise to complex planning challenges, coordinate with clients, and drive quality assurance while embracing modern survey technology and workflows for project delivery.

Qualifications

• Licensed Cadastral Surveyor status and strong cadastral experience.
• Experience with subdivisions and land development projects.
• Ability to manage projects independently.
• Excellent client-facing communication.

Responsibilities

• Lead or support boundary, topographic, construction, and subdivision projects.
• Review survey data, plans, calculations, and deliverables.
• Coordinate field crews and technical staff.
• Advise clients on subdivision feasibility, site constraints, and development pathways.
• Prepare or contribute to subdivision resource consent applications.
• Prepare scheme plans, survey plans, and supporting documentation.
• Liaise with councils, planners, engineers, architects, lawyers, and other consultants.
• Apply professional judgment to complex surveying matters.
• Support QA and workflow improvement.
• Provide technical guidance to junior surveyors and technicians.
• Ensure cadastral work meets standards and regulatory requirements.
• Support ongoing optimization of workflows and technology use.

The Opportunity

As a Licensed Cadastral Surveyor at Faction Land Surveying, you’ll play a key role in delivering high-quality survey outcomes for clients across land development, construction, and property projects.

You’ll work across technical surveying, subdivision design input, consent documentation, client communication, and project delivery. This role offers the chance to combine professional cadastral expertise with planning awareness and practical land development knowledge.

You’ll work closely with field teams, technicians, clients, contractors and senior leadership to manage survey deliverables, solve technical challenges, and help maintain Faction’s reputation for accuracy, responsiveness, and professionalism.

What You’ll Be Doing

Your responsibilities may include:

• Leading or supporting boundary, topographic, construction, and subdivision projects
• Reviewing survey data, plans, calculations, and deliverables
• Coordinating field crews and technical staff

• Preparing, reviewing, or contributing to subdivision resource consent applications
• Preparing scheme plans, survey plans, and supporting documentation

• Applying professional judgment to complex surveying matters
• Supporting quality assurance and workflow improvement
• Providing technical guidance to junior surveyors and technicians

What We’re Looking For

We’d like to hear from candidates who have:

• Licensed Cadastral Surveyor status
• Strong cadastral surveying experience
• Experience with subdivisions and land development projects of any size
• Ideally, experience writing or supporting resource consent applications
• Confidence interpreting planning rules, title matters, easements, and subdivision requirements
• Strong communication skills and a professional client-facing manner
• The ability to manage projects independently while working collaboratively with a wider team
• A practical, solutions-focused approach to technical and regulatory challenges

Experience with modern survey software, field technology, and digital workflows will be highly regarded.
