Job summary

Faction Land Surveying is seeking a Licensed Cadastral Surveyor to lead and contribute to boundary, topographic, construction, and subdivision projects across land development and property initiatives.

You will collaborate with field teams, clients, and senior leadership to deliver accurate survey outcomes, manage complex tasks, and support continual professional growth within a technology-forward practice.

Qualifications

• Licensed Cadastral Surveyor status
• Strong cadastral surveying experience
• Experience with subdivisions and land development projects
• Ideally experience writing or supporting resource consent applications
• Ability to interpret planning rules, title matters, easements, and subdivision requirements
• Strong communication and client-facing skills
• Ability to manage projects independently while working with a wider team
• Solutions-focused approach to technical and regulatory challenges
• Experience with modern survey software, field technology, and digital workflows

Responsibilities

• Leading or supporting boundary, topographic, construction, and subdivision projects
• Reviewing survey data, plans, calculations, and deliverables
• Coordinating field crews and technical staff
• Advising clients on subdivision feasibility, site constraints, and development pathways
• Preparing, reviewing, or contributing to subdivision resource consent applications
• Preparing scheme plans, survey plans, and supporting documentation
• Liaising with councils, planners, engineers, architects, lawyers, and other consultants
• Applying professional judgment to complex surveying matters
• Supporting quality assurance and workflow improvement
• Providing technical guidance to junior surveyors and technicians
• Ensuring cadastral work meets professional, regulatory, and quality standards
• Supporting continued improvement in workflows, technology use, and project delivery
