Job summary

84 Recruitment is seeking an Associate Licensed Cadastral Surveyor for their Christchurch office. You will own cadastral projects from initial conversation to title issue and provide sign-off capacity to teams.

You'll lead a varied workload across subdivision, unit titles, and boundary definition, with peer review and a culture of collaboration. Autonomy and mentoring opportunities sit at the heart of the role, with growth into a team lead path.

Qualifications

  • Licensed Cadastral Surveyor registered with the Cadastral Surveyors Licensing Board of New Zealand.
  • Bachelor of Surveying or equivalent recognised qualification.
  • Certificate of Competency, Survey and Spatial New Zealand.
  • Around eight years' surveying experience across cadastral, land development and general surveying, including licensed-level experience.
  • Proven start-to-finish subdivision project management experience, including scoping, pricing and 223/224 certification.
  • Strong knowledge of the Cadastral Survey Rules, RMA framework and local-authority subdivision and certification processes.
  • Full New Zealand driver\'s license.

Responsibilities

  • Taking subdivision and land development projects from scoping and pricing through to completion.
  • Preparing scheme plans, supporting resource consent, LT surveys, 223/224 certification and works clearance.
  • Reviewing engineering design plans and preparing set-out data.
  • Working with contractors and consultants on site.
  • Providing cadastral review, certification and Landonline sign-off support to survey teams across the business.
  • Working directly with clients, Christchurch City, Selwyn and Waimakariri councils, LINZ, consultants and contractors.
  • Mentoring surveyors and technicians and contributing to fee proposals and repeat business across Canterbury.

Be the licensed surveyor in the room, not the one waiting on one.

If you're a Licensed Cadastral Surveyor tired of being one name on a long list of surveyors, this is a different proposition.

You'd be the Associate Licensed Cadastral Surveyor for a growing Christchurch office, carrying the office's cadastral certification, owning projects from first conversation through to title issue, and providing licensed sign-off capacity to established teams across the wider business.

Our client is a well-established New Zealand land development consultancy bringing surveying, town planning, civil and structural engineering, landscape architecture, project management and stormwater expertise together under one roof.

Christchurch is their growth story, and this role is central to it.

You'll be part of a close Christchurch team alongside a Professional Team member who handles business development and office management, while also providing high-level technical support and peer review.

Behind you is a wider team of directors, a Principal Surveyor and multidisciplinary specialists across two other offices.

You're trusted to run your workload, make decisions and own your projects. Complex or higher-risk cadastral matters are peer reviewed by design, giving you genuine independence without leaving you carrying the risk alone.

A genuinely varied workload

Expect greenfield and infill subdivision, staged unit titles, marginal strips, rural boundary definition, engineering and topographical survey, construction set-out, as-builts, high-precision settlement monitoring and UAV work.

Not the same three-lot subdivision on repeat.

Build the Christchurch office your way

You'll have a genuine opportunity to shape local procedures, templates, QA standards and technology choices while working within firm-wide standards.

And the plan is to bring a survey technician into the team within 12–18 months, giving you the opportunity to build and mentor your own team.

What you'll actually be doing

There's a commercial side too

This isn't purely a technical certification role.

You'll have client conversations around scope, fees and programmes, contribute to proposals and help grow the Canterbury client base alongside the senior surveyor.

What you'll bring
Essential
  • Licensed Cadastral Surveyor registered with the Cadastral Surveyors Licensing Board of New Zealand
  • Bachelor of Surveying or equivalent recognised tertiary qualification
  • Certificate of Competency, Survey and Spatial New Zealand
  • Around eight years' surveying experience across cadastral, land development and general surveying, including licensed-level experience
