Job summary

Bulmen Ltd in Auckland seeks a Construction Project Manager to lead our project portfolio. The role is permanent and full-time, with a 30–40 hour workweek and a 5–6 day cadence Monday to Saturday depending on project needs.

You will organize schedules, budgets and resources, coordinate trades and suppliers, and ensure safety and quality across sites. A Level 7+ qualification and at least 3 years' experience are expected.

Qualifications

  • At least 3 years of relevant experience in construction project coordination, supervision or management.
  • Sound knowledge of construction processes and ability to read drawings, plans and specs.
  • Good understanding of project scheduling, cost control, quality management and site requirements.
  • Strong organisational, communication and problem-solving skills.
  • Ability to coordinate site personnel, subcontractors, suppliers and stakeholders effectively.
  • Ability to work independently and manage multiple project requirements and deadlines.
  • A current driver's licence is preferred due to travel between sites.

Responsibilities

  • Plan, organise, direct and manage construction projects from start to finish, including schedules, milestones, budgets and resources.
  • Review drawings, plans and specifications to determine project requirements and sequencing.
  • Coordinate carpenters, site personnel, subcontractors and specialist trades, and monitor progress.
  • Plan procurement and delivery of materials, plant and equipment per schedules.
  • Monitor costs, labour, material usage and progress against budgets; address delays or cost issues.
  • Liaise with clients, architects, engineers, subcontractors, suppliers to coordinate requirements.
  • Conduct regular site inspections to ensure work complies with drawings, specs and safety rules.
  • Manage project variations, risks and changes; maintain progress reports for stakeholders.
  • Coordinate inspections, project completion, defect rectification and handover.

Job description

Bulmen Ltd is a well-established Auckland-based construction company. As our business continues to grow and our project workload expands, we are looking for an experienced and capable Construction Project Manager to join our team.

This is a permanent, full-time position, with 30–40 hours of work per week. The successful candidate will generally work 5–6 days per week, Monday to Saturday, depending on project requirements.

Key Responsibilities
  • Plan, organise, direct and manage the company’s construction projects from commencement through to completion, including project schedules, key milestones, budgets and resource requirements.
  • Review construction drawings, plans and specifications to determine project requirements, construction sequencing, labour, materials and other resources required.
  • Coordinate the company’s carpenters, site personnel, subcontractors and specialist trades, and monitor work progress and performance throughout each project.
  • Plan and coordinate the procurement and timely delivery of construction materials, plant and equipment in accordance with project schedules and requirements.
  • Monitor project costs, labour requirements, material usage and construction progress against approved budgets and programmes, and take appropriate action to address delays or cost issues.
  • Liaise with clients, architects, engineers, subcontractors, suppliers and other relevant parties to coordinate project requirements and resolve construction and technical issues.
  • Conduct regular site inspections and monitor workmanship, quality and progress to ensure construction work is completed in accordance with approved drawings, specifications and applicable building and health and safety requirements.
  • Manage project variations, risks and changes to scope, and maintain appropriate project records and progress reports for management and relevant stakeholders.
  • Coordinate building inspections, project completion, defect rectification and final handover requirements.
Skills and Qualifications

To be successful in this role, you will have:

  • A relevant Level 7 or higher qualification in Construction Management, Construction Project Management, Civil Engineering or a closely related field.
  • At least 3 years of relevant experience in construction project coordination, construction supervision or project management.
  • Sound knowledge of construction processes and the ability to read and interpret construction drawings, plans and specifications.
  • Good understanding of project scheduling, cost control, quality management and construction site requirements.
  • Strong organisational, communication and problem-solving skills.
  • The ability to coordinate site personnel, subcontractors, suppliers and other project stakeholders effectively.
  • The ability to work independently and manage multiple project requirements and deadlines.
