Job summary

Rob Law Max Recruitment seeks an experienced Construction Manager to lead the delivery of architecturally designed homes across the Wellington region. This is a design-focused role, where quality, client experience and craftsmanship come first.

Reporting to the owner and working with the Sales and QS Manager, you will take ownership from pre-construction through handover, ensuring every home is delivered to the highest standard.

Qualifications

• Proven experience delivering bespoke or architecturally designed homes in Wellington.
• Trade-qualified carpenter background preferred.
• Experience with project management and client management software.
• Strong knowledge of NZ residential construction practices and compliance.

Responsibilities

• Manage 5–7 architecturally designed homes per year.
• Coordinate labour and subcontractor crews.
• Be primary contact for homeowners during construction.
• Conduct client meetings, progress updates and site walk-throughs.
• Manage programmes, critical paths and project schedules.
• Monitor quality, budget, timelines and site performance.
• Manage variations, site documentation and project reporting.
• Utilise project management and client management software to stay on track.
• Coordinate inspections and compliance documentation.
• Maintain relationships with subcontractors, suppliers and consultants.
• Uphold health, safety and site presentation standards.

Are you an experienced residential construction professional who takes pride in delivering bespoke homes rather than high-volume housing?

My client is seeking a Construction Manager to lead the delivery of architecturally designed homes across the Wellington region. This is an opportunity to join a respected, design-focused residential builder where quality, client experience, and craftsmanship come first.

Working closely with the business owner, who comes from an architectural background, along with the Sales and QS Manager, you'll take ownership of projects from pre-construction through to handover, ensuring every home is delivered to the highest standard.

The Opportunity

This role will suit an experienced Construction Manager, Site Manager,or Builder.

You will be responsible for managing multiple bespoke residential projects simultaneously, coordinating labour and contract-only crews, maintaining strong client relationships, and ensuring projects are delivered safely, on time, and within budget.

What You'll Be Doing

• Managing the construction of 5-7 architecturally designed homes each year
• Coordinating and leading labour and subcontractor crews
• Acting as the primary point of contact for homeowners throughout construction
• Conducting regular client meetings, progress updates, and site walk-throughs
• Managing construction programmes, critical paths, and project schedules
• Monitoring quality, budget, timelines, and site performance
• Managing variations, site documentation, and project reporting
• Utilising project management and client communication software to keep projects on track
• Coordinating inspections and compliance documentation
• Maintaining strong relationships with subcontractors, suppliers, and consultants
• Ensuring health, safety, and site presentation standards are upheld
