Job summary

Bayleys Real Estate in Auckland is seeking an experienced Commercial Property Manager to own the day-to-day management of a commercial portfolio, maintaining strong client and landlord relationships and delivering timely, accurate lease and financial administration.

You will coordinate lease renewals, rent reviews, debtors and reporting while collaborating with the Finance team on invoices and OPEX. A proactive, organized approach and strong negotiation skills are essential.

Qualifications

• Commercial property lease or facilities management experience.
• Strong client and stakeholder relationship skills.
• Excellent organisation and time management.
• Confidence managing multiple priorities and deadlines.
• Sound financial and numerical capability.

Responsibilities

• Managing relationships with clients, landlords and occupiers.
• Overseeing lease renewals, rent reviews, expiries and rental escalations.
• Managing assignments, subleases and lease surrenders.
• Preparing annual rental and expenditure budgets.
• Completing monthly and quarterly client reporting.
• Monitoring lease documentation, legal matters and critical lease dates.
• Maintaining accurate lease data and electronic property records.
• Working closely with the Finance team on invoices, rent and OPEX schedules and reconciliations.
• Proactively managing debtors and aged arrears.
• Coordinating external providers including legal and valuation specialists.
• Supporting make-good and reinstatement negotiations where required.
• Monitoring leasing activity relating to acquisitions and disposals.
• Ensuring lease obligations and regulatory requirements are met.
• Identifying issues early and working with the wider team to resolve them.
