Job summary

cobaltrecruitment is seeking an experienced Project Manager to lead the site-based delivery of a 290-bedroom hotel fit-out in London on a major three-year scheme. You will coordinate with the client, consultants, subcontractors and site team to drive delivery on time and to a high standard.

The ideal candidate has strong hotel/hospitality fit-out experience, a traditional procurement background, and proven capability to manage multi-trade interfaces with robust programme control.

Job description

We are looking for an experienced Project Manager to join a major 290-bed hotel fit-out scheme in London. This is a site-based role on a substantial three-year project.

This position would suit a strong, site-focused Project Manager with a proven background in delivering high-quality hotel, hospitality or complex interior fit-out projects. We are specifically looking for someone from a traditional contracting/project management background rather than Design & Build, with the ability to take ownership of delivery and coordinate the project through to successful completion.

The Role

You will be based on site in London, responsible for the day-to-day management and delivery of the 290-bedroom hotel fit-out, working closely with the client, consultants, subcontractors and site team.

Key responsibilities will include:

• Managing the project programme and ensuring key milestones are achieved
• Coordinating subcontractors and specialist trades
• Managing quality, sequencing and progress on site
• Chairing and contributing to project and progress meetings
• Working closely with the commercial team to manage variations and project costs
• Managing interfaces between consultants, subcontractors and the site team
• Ensuring health & safety standards are maintained throughout
• Identifying and resolving programme and delivery issues
• Managing handover, snagging and completion of works
• Maintaining strong communication with the client and wider project team

About You

We are looking for an established Project Manager who can demonstrate:

• Strong experience delivering hotel, hospitality or high-end fit-out projects
• Experience on large-scale, multi-room hotel schemes would be highly advantageous
• A background working under traditional forms of procurement/contract
• Strong construction and site delivery knowledge
• Experience managing multiple specialist subcontractors and packages
• Excellent programme management and organisational skills
• Strong client-facing and communication skills
• The ability to take ownership of a project and drive delivery
• Valid SMSTS - essential
• Valid First Aid - essential
• Ability to work site based in London
