CAPREIT is seeking a Senior Property Manager to lead Imperial 41 Bonita Springs, a brand‑new luxury mixed‑use lease‑up community.

You will drive performance, build a high‑performing onsite team, and shape operating standards from the ground up while expanding CAPREIT’s footprint in Southwest Florida.

Formación

• 5+ years of multifamily property management experience.
• Lease-up experience strongly preferred.
• Strong understanding of affordable housing compliance and regulatory requirements.
• Experience managing budgets, rent collections, delinquency, and occupancy goals.
• Proven ability to lead, develop, and motivate onsite teams.

Responsabilidades

• Lead day-to-day operations including leasing, resident satisfaction, and maintenance.
• Oversee affordable housing programs (LIHTC, Section 8, HUD) and ensure regulatory compliance.
• Ensure compliance with policies and housing regulations.
• Drive occupancy and revenue by monitoring leasing performance and finances.
• Recruit, coach, and inspire a high-performing onsite team.
• Build strong resident relationships and deliver exceptional service.
• Maintain resident files, reports, and operational records.
• Analyze financial reports and property metrics for improvement.
• Partner with regional leadership to achieve community objectives.

Compensation & Benefits

Annual Salary

$90,000 - $110,000 per year

Responsibilities

What You’ll Do:

• Lead the day-to-day operations, ensuring excellence in leasing, resident satisfaction, maintenance operations, and overall property performance.
• Administer and oversee affordable housing programs, including LIHTC, Section 8, HUD, and other subsidized housing programs , while maintaining strict regulatory compliance.
• Ensure compliance with all federal, state, local, and company policies and housing regulations.
• Drive occupancy and revenue growth by monitoring leasing performance, rent collections, delinquency, renewals, and budget goals.
• Recruit, coach, develop, and inspire a high‑performing onsite team committed to delivering exceptional results.
• Build strong resident relationships by providing outstanding customer service and creating a positive community living experience.
• Maintain accurate resident files, reports, compliance documentation, and operational records.
• Analyze financial reports and property metrics to identify opportunities for improved performance and operational efficiency.
• Partner with regional leadership to achieve community objectives, maximize resident retention, and support long‑term asset success.

Qualifications

What We’re Looking For

We’re searching for a driven, customer‑focused leader with a strong background in multifamily operations and community leadership.

Qualified Candidates Will Have:

• 5+ years of multifamily property management experience
• Community Manager experience required; lease‑up experience strongly preferred
• Strong understanding of affordable housing compliance and regulatory requirements
• Experience managing property financials, including:
  • Budgets
  • Rent collections
  • Delinquency management
  • Occupancy goals
  • Variance reporting
  • Profit & Loss Statements
  • General Ledgers
• Proven ability to lead, develop, and motivate onsite teams
• Exceptional customer service, communication, organizational, and problem‑solving skills
• Experience with property management platforms such as:
  • RealPage
  • OneSite
  • Yardi
  • Or the ability to quickly learn new systems
• Proficiency with Microsoft Office and other business technologies
• Valid driver’s license with the ability to operate a company vehicle and/or golf cart
• Ability to effectively manage multiple priorities in a fast‑paced environment while maintaining compliance with company policies and housing regulations

Schedule: Monday - Friday/On Call
