Job summary

All Property Management Sdn Bhd is seeking a Building Executive for our Nilai site to ensure smooth operation and compliance with building rules. The role requires managing service providers, monitoring safety and facilities, and providing regular reports on operational and financial status to the JMB/MC, with strong leadership and budget oversight.

Candidates should have 3+ years in related fields, knowledge of SMA 2013 Act 757, and excellent communication, critical thinking, and

Responsibilities

To implement and enforce house rules & regulations to create a conducive living environment
To monitor and manage the operations of service providers (e.g., domestic cleaning, security services, pest control, lift maintenance, firefighting equipment, etc.)
Ensure compliance with all safety rules and regulations
To administer service charges, sinking fund collection, and maintenance of building strata
To prepare & provide daily/monthly reports to the JMB/MC on the status of issues such as operational, financial, manpower, etc.
Must be familiar with the Strata Management Act 2013 (757), Strata Management Regulation 2015, Strata Management Tribunal 2015, and able to liaise with the local council
Must be able to comprehend building construction plans and drawings
Able to manage suppliers, control, and monitor the facility budget.
