Job summary

Jora Malaysia is seeking a Senior Operations Manager for a shopping mall to oversee all facets of property operations, including safety, maintenance, and tenant coordination. The role focuses on delivering excellent service, cost efficiency, and regulatory compliance in a vibrant community hub.

You will lead maintenance planning, supervise vendors, and drive improvement across energy use, safety, and asset protection while ensuring tenant satisfaction and premium facilities management.

Qualifications

• Diploma or bachelor’s degree in Real Estate, Engineering, or related field.
• Minimum 10 years of mall or property operations experience.
• Strong ability to manage, supervise, and monitor daily operations.
• Solid knowledge of M&E systems and building maintenance.
• Proven track record in managing vendors and service contracts.
• Ability to optimize operational costs and financial performance.
• Excellent communication and interpersonal skills.

Responsibilities

• Direct and monitor all aspects of property operations, including safety and security, housekeeping, parking, landscaping, and M&E systems.
• Develop and execute preventive maintenance programs across building infrastructure.
• Supervise third-party service providers to ensure performance and permits compliance.
• Manage tenant contractor works to adhere to design guidelines and schedules.
• Monitor operational expenditures and energy utilization; coordinate with regulators as required.
• Maintain security and emergency response protocols for visitors and assets.
• Conduct routine inspections to enforce premium cleanliness and standards.
• Formulate operational budgets and drive cost efficiencies.

• Operational Oversight: Direct and monitor all aspects of property operations, including safety and security, housekeeping, parking, landscaping, and mechanical & electrical (M&E) systems to maximize asset value.
• Maintenance Planning: Develop and execute preventive maintenance programs across all building infrastructure, ensuring compliance with maintenance protocols and rapid resolution of tenant and visitor feedback.
• Vendor Management: Supervise third-party service providers to ensure strict performance compliance, timely contract fulfillment, and seamless renewal of operational permits and licenses.
• Fit-Out & Renovation Control: Manage tenant contractor works to guarantee strict adherence to design guidelines, safety standards, and project schedules.
• Cost & Energy Optimization: Monitor operational expenditures and energy utilization across core systems, coordinating with local regulatory bodies when required.
• Safety & Security: Maintain comprehensive security and emergency response protocols to safeguard visitors, tenants, and physical assets.
• Quality Assurance: Conduct routine inspections of common areas, amenities, and parking facilities to enforce premium cleanliness and operational standards.
• Budgeting & Financial Management: Formulate operational budgets, monitor center management costs, and drive cost efficiencies against financial targets.
