Responsibilities

• Lead and oversee all mall operations including safety and security, housekeeping, parking, landscaping and M&E services.
• Plan and implement preventive maintenance for M&E and building works; address tenant/shoppers feedback promptly.
• Supervise service providers; ensure contracts, licenses, permits and renewals are timely.
• Oversee renovation work by tenant contractors per renovation manual.
• Optimize operational costs of M&E systems and monitor energy consumption with authorities as needed.
• Ensure robust security systems safeguard mall properties and occupants.
• Monitor amenities and common areas for high cleanliness standards.
• Oversee car park operations and ensure adherence to standards.
• Guide fit-out teams to comply with design guidelines and timely execution.
• Plan and budget centre management expenditures; monitor financial performance.

About the role

Senior Manager II, Mall Operations to lead and oversee the mall's operational functions, ensuring a safe, well-maintained, and customer-centric environment. The role is responsible for driving operational excellence, managing service providers, optimizing costs, enhancing tenant satisfaction, and preserving the value of the property.

Key responsibilities

• Manage, supervise and monitor all functions of the mall operations including building safety & security services, housekeeping and cleanliness, car parking operations, landscaping maintenance, M&E equipment and services and other amenities and facilities to maintain acceptable standards and maximize property value
• Plan and implement proper and effective preventive maintenance programmes for all M&E services and building works, ensure maintenance checklist is in place, and respond quickly to tenants and shoppers' feedback
• Supervise and monitor performance of service providers and ensure all service contracts are carried out on schedule and in accordance with contract agreement, including timely renewal of licenses, permits and service contracts
• Oversee all renovation works carried out by tenant contractors and ensure operating procedures are strictly adhered to as per renovation manual
• Optimize operational cost of all M&E systems and monitor energy consumption of the mall, liaising with local authorities where necessary
• Ensure a proper security system is implemented to safeguard mall properties and the security and safety of tenants and shoppers
• Constantly monitor shopping mall amenities and common areas to ensure high standard of cleanliness at all times
• Oversee car park operations and services to ensure consistently high standard
• Oversee fit out teams to ensure tenancy design complies with shopping mall design guidelines and ensure work is carried out in a timely manner
• Plan and budget expenditures related to centre management costs and monitor financial performance against budgeted performance
